Fire Safety Order issued to 53 Tumbalong Boulevard, Haymarket (SSD 6011) Sydney LGA

On 27 January 2022, the Department issued a Fire Safety Order to the owners of 53 Tumbalong Boulevard, Haymarket, to remove identified external wall panels on the building consisting of Aluminium Composite Panels (ACP). ACP is combustible and poses a fire safety risk. The owners are required to replace the ACP with a non-combustible product and provide an inspection report issued by an accredited certifier, certifying that the replacement panels and method of installation comply with the Building Code of Australia. The owners are required to develop and implement fire safety measures to reduce the fire safety risks associated with the cladding until the rectification work is complete.

Looking at the very minor adjustment to the built form and very little otherwise, I wonder why anybody bothers to respond at all. The decision of what was going to be built and contracts were signed before anything was made public.

Shame on those who dreamt up this rediculous scheme and those who got sucked into providing jobs for the boys.

A city survives or falls on it's public spaces. Ignore the spin. This was another squandered opportunity by our leaders in the name of a quick buck.

Bye bye tourists from overseas, the country and the outer suburbs. Our leaders know not what they do.

Overshadowing of a park on level 6 of the Peak which services 500 residents who use 2 hectares of open space including childrens playground, tennis courts, bbqs, grassed areas, jogging track, mini golf course, swimming pool. All will be unuseable during the winter , spring and autumn equinox

LLC's overshadowing and loss of views modelling is totally inaccurate and biased towards their arguments.
The development is geared towards generating the maximum density with little thought of any existing deveopment.

All new propose buildings should be smaller and lower.
So all new and existing residents could share this wonderful life style in Haymarket precinct.
Should not taking away the existing residents fantastic views and 'resell' privately to new residents , thats not for public interest but money making by the private Lend Lease company.
The peak is a special building , built on top of Paddy Market, has significant historical value.With 2x40 plus other new buildings in front ,they will destroy the significant site and ruin the outlook of the area. Not to mention about building shadowing , overcrowding, traffic congestion,privacy intrusion, increase in crimes, no new public schools to accommodate increase in population .

Our original Peak Owners submission (attached) equally applies to SSD 6011 due to the bulk & scale of the residential tower which is to form part of the proposed Haymarket Square.

This square turns its back on Chinatown by building a glass & concrete façade along Harbour St with only 2 narrow laneway entry points.

If Public Amenity and Access was the defining criteria for the square rather than a massive enclosed podium footprint for hi-rise, the design would remove the Harbour St frontage for the length of the square to make it open, visible, attractive & connected to the fabric and essence of Chinatown.

A "U" shaped public square with the open end facing Chinatown would welcome people to enter rather than present them with a solid wall of retail shops like Westfields.

The current design is a cynical money grabbing exercise to maximise retail and residential sales by Lend Lease to offset the cost of building the new exhibition and convention centres.

The financial and commercial benefits to Lend Lease far out-way the promoted "public good" of the project because Haymarket is being used as the Cash Cow to help fund north Darling Harbour.

I will continue to vehemently protest this project and the detrimental impact it represents to all Haymarket/Chinatown residents, businesses and visitors.

The project would certainly cause shadowing, crowding, block the existing private view of The Peak residents and sell it to new Lend Lease building residents, this is not for PUBLIC benefits.
I support developments but in consideration of others, not just for making money!
Lower and more interesting buildings should be considered.
With increase population, you should consider traffic congestion, car parkings, crime and safety, new public school etc.
Also lower heights , less new resident units,and more open public space within Haymarket precinct.
