Redan Street is a quiet suburban street with family homes only at this date. Redan Lane on which the project will be built is a tiny lane with extremely difficult access already. Replacing the current 5 to 10 car spaces with 105 and cars will make the Lane completely unworkable. There is already almost no parking for visiting trades, deliveries or visitors. I believe the building is also outside of the required 400M to the designated town centre. My family lives in the lane and I am fearful of the traffic they will be exposed to when the project is complete. I am also fearful of the hazardous silica dust created during excavation that I am informed has serious long term health consequences particulary to you children. I believe the size and bulk of the project are completely out of scope for the area and will do absolutley nothing for affordable housing.

The proposed development is close to my home in Muston Street/Redan Lane and I am objecting primarily on the grounds that the building is totally out of scale with its surroundings and will adversely impact the Scenic Protection Zone and neighbouring Heritage properties.

It will adversely affect the whole character of the area and both my and my neighbours views. I do not agree that the sacrifice of all our views is justified on the grounds of what is essentially a luxury unit development or at the expense of reduced value for our and many other neighbourhood properties for which there appears to be no compensation.

I am also concerned that although the vehicular entrance is proposed to be in Redan Street there will be nontheless a significant increase in Redan Lane traffic. We already have problems with the garbage trucks and many service vehicles having problems negotiating the blind and narrow dog-leg at the back of our property which also often makes access to our garage tricky. Redan Lane is not safe for pedestrians and the proposals will make it worse.

This and other LMR proposals in the neighbourhood are causing many people, including myself, considerable concern and generating health and wellness problems.

I hope this objection is taken seriously as I do believe this is a very important issue to everyone concerned.

Summary
The proposed development only benefits the developers and would have a significant negative impact on local residents, local & international visitors to Balmoral. It also appears to treat those tenants that can afford the proposed affordable housing as second class citizens with underground apartments and separate hidden back lane entrances. (Is over $30k+ pa for 15 years really long-term affordable housing?)
Please read this objection carefully and check our valid concerns re safety, congestion & traffic flow, parking, permanent damage to protected Sydney heritage buildings, views and areas of natural beauty (for all Sydneysiders and visitors).
If this development goes ahead, it will change the character and beauty of one of Sydney’s crown jewels for ever, with no benefit to anyone except the developers. There are many much better sites to build, even in Mosman, that would provide more long-term affordable housing close to the city with better transport and other amenities (including views).
