I have lived in the area since 1960 and have seen a significant decline in the preservation of the older style of housing in the area and a disregard to the heritage of the area. This new development would drastically change the suburb, not only with extra traffic; it would change the feel of that precinct, the vegetation i.e. the gardens, the federation houses and change dramatically the skyline.
I object to this application because in my view it represents an excessive and unsuitable form of development for the site.
The size of the development of 10 storeys is unprecedented in the proposed street, which currently composes of single storey dwellings up to 3 storey dwellings. This proposed development is a major shift and I feel it is too much for the area.
I am all for affordable housing and feel that the housing prices in Mosman are exorbitant to the point of excluding the average house buyer which is not a reasonable situation.
When we bought our house in 1988, housing was comparable to other northshore suburbs. Now it is way too expensive.
So, for there to be real affordable housing the units need to be similar in size, have the same entrance way and to be a higher proportion of the development than currently they are.
I feel like the current levels of affordable housing is a joke at our expense with the developers just going through the motions but not having any real interest in supporting people.
In summary, I object to the size of the development; and the increase in the number of residents and their cars will only add to the already heavy traffic congestion that occurs regularly along the main streets of Mosman.
I implore you to refuse this application.

1. The proposal fails multiple tests of Section 4.5 of the Environmental Planning and Assessment Act 1979
2. The proposal does not provide extra housing that cannot be met elsewhere, locally, and does not offer any benefits that outweigh the disastrous lifetime losses within the area.
3. The proposal offers NO WAY for new entrants into the housing market. These are $4-20+ million dollar apartments and will not ease housing stock for younger generations. The building does not justify the negative environmental effects it causes.
4. The proposal seeks to turn an iconic Scenic Foreshore Protection Zone into a high rise urban jungle, with the destruction of views for a great many residents for the benefit of very few. You cannot underestimate the impact of a 10 story building (35m high) partway down a hill where residents are ALL oriented to the water. You also cannot legally assume everyone will want to build on their sites.
