The scale and overall impact of this proposal leaves me with no option but to object.
- Excessive height and bulk. Its size is clearly disproportionate impact on the surrounding area is going to lead to numerous issues, not just the loss of views for properties in all directions. Loss of sunlight and ultimately any solar either now or in the future is unavoidable. This site directly impacts a Scenic Protection Area where it will for certain intrude upon iconic views to the Heads as well as the overall look and feel of the area.
- The excavation of up to 10m into sandstone has significant risks and possible ramifications despite what the application would have you believe. The damage risk to neighbours and stability of the surrounding sites is of major concern. The building is simply too big to fit comfortably.
- Traffic and access problems will arise as a result of the narrow rear lane which already suffers when service trucks confront cars parked in permitted areas in Redan Lane. The scale of the building means there will be numerous additional parking needed for visitors and/or trades which don't exist as the area and surrounding streets are already full with occasional parkers. Roads in the surrounding area get incredibly choked even now during peak hours.
- Infrastructure in this area is not designed for buildings of such scale. It is not only in many cases very old but the capacity is nowhere near capable of meeting the increased demand.
- I understand that the homes adjacent to the site are heritage listed. It is clear what impact such a big building will have on these and the look and feel in the area. These homes will suffer and the likely upkeep and subsequent look will be devastating.

This application is attempting to exploit the new planning rules allowing such large scale buildings. Its negative impact on affordability would, despite its so-called social housing component, lead to the area becoming even more exclusive and out of reach for young couples and especially families. With this development and other such proposals in our area, the social fabric of our community will be changed for the worse with only the rich and the developers benefitting. Surely this is not what the new planning rules intended.

I wish to object to the above development proposal for the following reasons:

• Extremely excessive bulk and scale of proposed building compared with surrounding houses
• Impacts on adjacent Heritage properties
• Inadequate infrastructure in surrounding streets to support a development of this scale
• Non-compliant building height
• Overshadowing and privacy concerns for surrounding buildings

While I understand the overall need for additional housing throughout Sydney, I believe the proposed development at 40-48 Redan Street, Mosman goes too far. Specifically, I am concerned that the development will be too large for the area and out of keeping with the streetscape of the area. My specific issues with the proposed development are as follows: -
1) The proposed height exceeds the allowable height even under the new rules.
2) The building is inconsistent with the streetscape.
3) The large number of proposed apartments will result in increased traffic in the local area. Both Muston and Redan Streets are relatively narrow streets and the increased traffic flow resulting from the development will cause bottlenecks and possibly increase the risk of traffic accidents.
4) The large development will increase the strain on infrastructure - water pressure, gas services and the electricity grid.
5) Allowing the development to proceed as proposed creates a precedent. I am concerned it will provide a green light for other oversized developments in the immediate area.

I would suggest that developments of this size are better suited to Spit Road.
