-Redan st area is a display of older style heritage style houses and the proposal is out of character & demonstrates extremely excessive bulk & height.
-Traffic in Mosman & Military road is already particularly poor & this proposal & others like it will exacerbate this severe problem for which we haven't heard any sensible solutions.
-Structural risk is concerning given the depth of the car park.
-Congestion in the streets is already a problem not only for traffic flow but also for parking for residents, trades, garbage collection etc. Redan lane is very narrow & already suffers from egress regress issues. Another 106 cars / untes etc is beyond comprehension.
-Supporting infrastructure is seriously lacking & is making it near impossible for emergency response trucks etc to attend to major incidences. These massive 10 buildings will push services to breaking point as is the case in already over developed suburbs.
-The proposed 10 storey building already exceeds height controls so it is unfair to existing residents.
-Scenic Protection Area Conflict - the visual intrusion is in the extreme and flys in the face of protecting the landscape character.
-Large buildings such as this can already be seen on Military Rd outside the village area of Mosman. In view of this it appears to make more sense to continue this approach so we dont destroy the integrity & character of the Mosman residential area.
- More & more large buildings in Mosman /Balmoral residential areas will make it almost impossible to travel to & from Balmoral beach in summer given it is already at breaking point.
- This proposal is clearly the thin edge of the wedge given the number of submissions from developers etc that are pouring into council for similar projects.
I suggest our state & the entire country needs to reconsider some form of incentive for decentralization to regional areas that are less densely populated & that already have infrastructure to handle our expanding population.

To contemplate a development of this scale , relative to the surrounding properties , is a nonsense . It seems to me that this development and others, being built /contemplated in our suburb , is politically driven and the tried and tested regulations have been abandoned .The traffic problems in our 'village ' are already chaotic and getting worse , with the telecommunications/power/water/sewage infrastructure already unable to cope . I'd be interested to hear what utility companies have to say about this proposed development .The development in Vista Street [ which I'm very familiar with ] caused all sorts of traffic problems and power etc outages . A 10-storey unit block in this location will conflict with the objectives of the " Scenic Protection Area and will clash with the heritage properties in the street . Access of the Lane is plainly dumb , suggest the Gov try driving the lane at any time !
Having been a consultant on the Fed Government's rushed Schools Program and other similar initiatives , Just for once can some one please take stock of the chaos being created .
The Mos man ' village ' is at breaking stage already with all these developments and the State Government should waken up and stop this over development madness .

There is a profound risk that this project creates an eyesore on the scale or greater of the red brick apartment block on Edwards Bay Rd right on Balmoral Beach. That would be an unfortunate legacy and outcome for all concerned.

I strongly object to this large project which is destroying the nature of our beautiful Mosman. I do realise that additional homes are required and understand current housing situation for NSW. However, this particular building is too high, too large and an eye sore to the streetscape. A 8-10 floor building makes sense on a main road, such as Spit Road, close to public services such as transport, retail shops and other convenience outlets.
Redan Street/Lane is a beautiful street with many heritage homes attracting families, that’s the main attraction of Mosman.
Further to this, there is no allowance for additional traffic impacting already busy streets and roads, just look at the volume of cars on Military Road and the snail pace stretching along the lower north shore. Also, in addition to traffic, this will also impact water and energy supplies which are already under stress. I also note that the building height exceeds the maximum height allowance. This will create a bad precedent and other developers will take advantage of it.

Therefore I urge the representatives to reconsider this development and reduce its size.

Excessive 10-storey building that is clearly out of scale with the surrounding low-rise streetscape and will dominate the area
    •    Overdevelopment and structural risk, including excavation of up to 10 metres into sandstone to the site boundaries, creating risks of ground movement, vibration and damage to neighbouring properties
    •    Heritage impacts, particularly to Redan Street itself and adjoining heritage-listed properties at 36 and 38 Redan Street, where the proposal would overwhelm their setting and erode the existing character of the street
    •    Conflict with the Scenic Protection Zone, which applies from the waterline to the 60 metre contour and is intended to protect significant views to and from Sydney and Middle Harbours. A 10-storey building is difficult to reconcile with these objectives
    •    Traffic, access and safety concerns, including reliance on Redan Lane, which is only a little over 4 metres wide, has no footpaths, and is not designed for increased service, waste or emergency vehicle use
    •    Lack of supporting infrastructure, with concerns that local emergency services, including a single fire station, may not be equipped to service developments of this scale
    •    Non-compliance and misleading claims, where the proposal exceeds height controls and relies on a Clause 4.6 variation

I write to you to object in the strongest terms to the proposed development for 40-48 Redan St , Mosman. The proposal exceeds the height controls of the scenic protection area...the bulk is oversize & dwarfs the neighbouring properties & is totally out of scale with the neighbouring environment. Not only from Redan St , but even viewed from the harbour , or any surrounding area this building would look totally out-of -place & erode the existing character of the area & detact from the. I notice the proposal intends to use Redan Lane for traffic in & out access , garbage & other service ( ambulance / fire ) to the building...this lane is very narrow , just 4 mtrs wide, with no footpath & is NOT SUITABLE for these activities. I often walk Redan St & Redan Lane & this proposed building would directly impact on my daily life & amenity of the area. This part of Mosman is special, full of well maintained heritage homes...this building would lower the whole amenity of the area to all the visitors to the area....why not place these large developments uo om Spit Rd or Military Rd where there is already high rise commercial & apartment buildings, instead of destroying a heritage suburb. The provision of "affordable housing " looks very suspicious...I notice they have a separate entrance for the "poor people '...I see this as very un-Australian in principle.... & it is just there to sneak the propsal through the system. The infrastructure in this area is for low density housing...electricity , road , sewer will all need to be upgraded for proposed 53 apartments....will the developer pay for the required upgrade infrastructure ?? This development is oversize , over bulk & totally out of character...it should not proceed.
