I have lived in Mosman since 1995 and I love it because it has beautiful views that everyone gets to share, lovely bushland, and old heritage, low-rise buildings. If I wanted to lose these views and live in a high rise, I would move somewhere else. It has cost me a lot of money in mortgage and in rent to live here, but it's worth it for the extraordinary beauty.
It is heartbreaking to see the size and scale of this development in such a beautiful place as Redan St. I walk up this street every day, in preference to Muston St, because of its beauty, the old houses, the gardens planted all along the upper path. It is so tranquil and special. It's the best part of my day.
It's hard to see why you would put 'affordable' housing in one of the most expensive streets in Mosman. The reason is because it's not really affordable. Only a tiny fraction are 'affordable' and the rest are highly unaffordable. There is also a 'poor door', which is a repulsive idea to separate the rich from the poor.
The scale of this building will totally ruin the feeling and liveability of this part of Mosman. It's hard to believe that anyone could design something so out of character, and in fact, utterly devoid of any kind of beauty. It's a travesty. These days, I lie awake at night stressing about this, wondering how on earth such a thing could happen. It's profoundly dystopic. I would do anything to stop it.

1. the Development is completely out of scale for a non CBD location.
2. The development will set an egregious precedent for other developments in the area.
3. The infill housing is a just a means to obtain a consent that would not otherwise be given and is only available for 15 years and either macro or micro economically will have no impact on the general price level.
4. The cardinal purpose of a Planning regime is to protect the built and natural environment rather than try to use it as a means of an ineffective housing policy.
5. What limits will apply to this policy? Will it result in the whole of Balmoral slopes looking like Hong Kong Island or is it going to be ameliorated later on first come, first built regime?
6. Of course additional low cost social housing is always required but this should in the form of subsidised rental property that is provided by the State Government.
7. These buildings will last for at least a century and future generations may wonder what those who allowed this and the multitude of similar developments thought they were doing

I appreciate the need to increase housing availability across Sydney and Mosman should be no exception to development processes. I am supportive of development of this plot of land but am concerned by the scale of the development and the precedent it will set.
- The proposal is for 10 storeys significantly above the height of other buildings on the Balmoral slopes with major visual impact on the skyline
- 53 dwellings are proposed with space for 106 vehicles further adding to the already congested traffic throughout Mosman
- We are already experiencing challenges with public transport and these dwellings have potential to add hundreds of people to the demand for buses and ferries which also needs consideration to maintain movement
- The implication that any of this housing in this location would be affordable is laughable and clearly implies that the developer is trying to leverage the rules to their advantage, developments of this nature will actually reduce the amount of affordable housing in the area as older blocks are making way for larger new larger modern units which attract significantly inflated prices.
- Overall I am supportive of the development of this and similar sites to reasonable scale but it seems the developers are gaming the system and trying to maximise the space without any consideration of impacts to the community
- I would suggest that the maximum height of the units should be limited to 6 storeys (which is already significantly higher than existing buildings) and that consideration and modelling should be required to ensure maintained traffic flow and transportation options to support an expanding community

To whom it may concern,
As a longtime resident of the area, I acknowledge the housing crisis and the need for additional housing in suburbs such as Mosman, however I strongly object to this proposal for several reasons:
1) Most of the apartments shown in this proposal are luxury apartments, they are not adding to our affordable housing profile of Mosman.
2) This proposal is enormous, well over expected height limits. If the aim is to get more housing into the suburb, it seems that this one proposal will block any further development behind because it is taking up the entire view! I cannot see how extra apartments could later be viably built in Muston Street, Post Office Lane or Upper Almora. The current proposal must be lowered in height - if we want more affordable housing in Mosman we cannot let this first project hog all of the best opportunity and curtail the building of more apartments in the future
3) It makes sense for the tallest building to be at the top of the hill, closest to the busier Military Road, to limit view loss and overshadowing down the slopes. Surely tall structures like this are better placed on Post Office Lane and Military Road?

I object to this application because it represents an excessive and unsuitable form of development for the site and its setting. Its height, bulk and basement excavation raise serious questions about site suitability and scenic impact.
Its visual presence will impact the local character and heritage setting of not only Redan Street but the whole neighbourhood.

Such a beautiful iconic harbour-side area must be preserved at all costs.
The scale of this proposal is thoroughly out of proportion.
Appreciate that affordable housing is required , so target other areas/corridors of Mosman - particularly along Military Road.
