As a former resident of 46 Redan Street, I am dismayed to see this huge development of excessive height and bulk. The current Mosman Council allows four stories, whereas this proposal is more than 2.5 times greater in height, that is extremely excessive and NOT compliant.
If the massive development goes through, it will greatly impact heritage-listed 36 & 38 Redan St, on the south side boundary, casting a massive shadow most of the day, whereas they do not have that impact at the moment.
It is good to see the provision for parking under the development, but how can the narrow lane handle the extra 106 cars travelling to and from the proposed new massive development? Plus, this laneway is about 4 metres wide, so is narrow and difficult to pass other vehicles, plus it has no footpath, and there are regular walkers passing through this area at all times of the day.
Redan Lane has two exits, one on Upper Almora Street and the other at Raglan Street. These exits currently are congested, in peak times, even with the small amount of local traffic coming and going, let alone with another 106 cars.
Would a person who cannot afford this location normally be able to live in this new proposed building (with a separate entry and exit - discrimination) and still be able to purchase goods and services? We currently are subject to trades and other services quoting 20% more than other suburbs.

The proposed developent is entirely out of character being a 10 story building on a street of mainly two story federation style famiy homes, it will also overshadow nearby homes. This project will destroy the heritage and character of the area The sheer number of new cars in an already congested area will make for a driving nightmare on a road that is aready narrow and with very heavily parked cars on street level already. Redan Lane has no footpaths and is not designed for increased services such as garbage removal of that many new bins will make it a feat to get through the lane, particularly as bins being put back into the property are reliant on what day the cleaners come so could be there for more than 24 hours.
This is non compliant with the height restrictions of the area and using the affordable housing as a way of being non compliant is almost a joke as the affordable housing will be using a " poor door " via Redan Lane. This in itself shows it is

I completely object to the proposed development on many grounds. Firstly it’s a massive 8 story apartment block, completely out of place on balmoral slopes, in the midst of one and two story houses. Secondly it’s going to cause chaos on the quiet surrounding one lane streets by the introduction of so many more residents and cars. Thirdly it’s an eyesore in the low rise area of balmoral. Forthly it’s only going to provide a few affordable housing apartments, the rest will be extremely expensive, so it’s not fulfilling ‘affordable housing brief’. And lastly it’s going to destroy many long-standing inhabitants only asset, being their homes, by blocking their views , downgrading the value of their homes and starting a negative trend of high rise apartments in what has been a beautiful area.
High rises apartments should be developed up around military/spit roads, where there’s public transport and already many existing apartment buildings.
Why is so little regard given to the views and wishes of existing residents who have paid their council rates and maintained the area for past decades. The residents will lose their home value and the developers will be the ones who benefit. How can this possibly be the right course of action! Don’t go ahead with this terrible plan. Do the right thing by existing residents and relocate.

- This will disrupt the slice of heaven that the Scenic Protection Zone just for significant views to and from Sydney and Middle Harbours

As a resident of Redan Street, I am horrified that there are plans for 10 storey housing going into our street.
This is totally against the the look and feel of the beautiful homes and small apartments that are in the street and neighbourhood.
The size and scale is totally out of keeping with the surrounds. It will be an eyesore.
The roads and increased traffic cannot support the increase in density.
It will block significant views from many of it neighbours for hundreds of meters around as well as casting wide shadows on its neighbours.
It also does not support the state governments goal of introducing affordable housing. The vast majority of these units will be sold for many millions of dollars.
I totally object to this proposal.

As a citizen of Sydney, I object to this submission 1 this is not affordable housing and is a ruse of greedy developers to make millions of dollars through Government loop holes. This is a concerted effort by the current Labor government to destroy beautiful suburbs full of heritage homes for financial gain.
