This is the fourth time this has been presented. Some tweeks have been noted. Now I understand that the private is very much a bully in this process, the central theme is to make more money for themselves. It has nothing to do with servicing the community. Now. since that gripe has been highlighted lets reinforce. few things.
. 1. what the private is constantly reinforcing and selfishly reinforcing, is the destruction of the spectacular heritage listed morten bay tree in Beatson park. ANY botanist, horticulturalist, will identify, and confirm that the roots of that tree, (or any tree for that matter except pines. ) their root structure is three times the width of the height of the tree, to be able to support it. What they are proposing in their design is the destablisation of this tree! ie the death of this heritage tree. Their design, along with the butchering of the plant in the 80s and its root structure to build the tree house for homeless or wayward kids, will result in a very unstable tree and ultimate death. Me thinks this is the agenda. And I understand you dont give a rats about rhe regions heritage, its fauna or flora, but the rest of us do. moreover, Aborginal comminities used to live under that tree in the 1920s. That entire site is of historical and educational significance. ALL OF IT.
More over, all the research reinforces that light, trees, sunlight IRL, plants and exposure to, are elemental key elements to healing and mental health improvement. Destruction of the tree and surrounding trees. = significant reduction in healing time. Perhaps that is the point?
Next, what will happen to the wild life that depend on that tree? None of that has been considered. You lot might like to raping the region with your very bad planning, and it is quite that, and you WILL leave, come and go, it will be the long term community who will pay the price and suffer with the consequences.

If it was not. their focus would be high quality care. It is not. They have consultants who misdiagnose, medical imaging or radiographers who are nothing more than trained monkeys, consultants rooms who do nothing about hygeine standards. The level of care is not optimal. It is THIS that must be corrected FIRST to justify any expansion.
The extra loading dock in Urunga. Did not the private, when the residents first accepted them, say that they would not impinge on the life of the residents?? And now? what are they proposing? Not to highlight again the cutting down recently of the sapling that was doing well. They have no interest i. serving the community, working symbiotically, they want to dominate and control it! and that is all.
the brithing clinic or house will be a welcomed additon, IF it takes old school model of care. IF. and the staff you employ.
So, it brings us to the point of underpaying staff. We all have heard the marches!!

To the Planning Department,
I'm writing to raise the following points of concern/issues that need to be resolved prior to any approval and any commencement of works on-site concerning the expansion of Wollongong Private Hospital.
My comments/issues raised are:
1. Excessive Height, Bulk, and Scale: The proposed building height far exceeds the permissible height limit. If this development is approved the increase in height limit needs to be afforded to all surrounding landowners/properties as part of the Wollongong Health Precinct Masterplan and re-zoning of the surrounding area.
2. Zoning and Land Use: If the proposed expansion is approved moving forward the improved zoning and height limits need to be provided to all surrounding landowners/properties as part of the Wollongong Health Precinct Masterplan and re-zoning of the surrounding area.
3. Traffic and Access Impacts: The existing road network cannot support the massive increase in traffic generated by a larger hospital facility. Furthermore, under the Wollongong Health Precinct Masterplan Urunga Parade is earmarked to be a Pedestrian Focus Area. This will be difficult to achieve with a 24/7 loading dock and additional carpark entry/exit points proposed under this plan. The project needs to ensure that it provides sufficient free off-street parking for it staff, patients and visitors free of charge. Staff and visitors are parking in the local street causing congestion due to the excessive car parking fee's and charges applied. Parking is an essential element of providing such a service to the patients, staff and visitors. Also access in and out of the carparking facilities needs to be managed and designated from Crown Street, not Urunga Parade which is to narrow a street for high volumes of vehicle traffic at all times of the day.
4. Loading Dock Operating Hours: It is my understanding that the current loading dock operating hours are: 7am to 4pm daily. The following hours have never been adhered to. There are noisy truck deliveries at all hours day and night. The loading dock is in operation basically 24 hours a day. There are deliveries and loud noise from the loading dock bins, deliveries and trucks at all hours including 12 midnight and 5am in the morning, which is outside the core hours of the hospitals operation. The loading hours need to be adhered too and policed by the loading dock manager now and into the future if this project is to proceed in anyway.
5. Dust & Noise Pollution During Construction Works & Ongoing Operations: During Stage 1 construction of the private hospital the level of continues noise during the earthworks and dust blanketing the local streets and houses was excessive. More needs to be done to minimize the noise and dust/dirt on the road and on the local houses during these earthworks/construction.
7. New Pedestrian Footpaths need to be installed: Concrete pedestrian foot paths will need to be installed the length of the road from Urunga Parade down to Sperry Street on both sides of Dudley Street. Currently people parked on the road or when they exit the hospital car park by foot tend to walk along the road in amongst the parked vehicles and amongst the road traffic up or down the length of the road - Dudley Street & Urunga Parade. This is unsafe for all stakeholders. This is because the pedestrian grass surface at times can be unpredictable in the wet and at night, and not as level and solid as the road surface can be when walking up or down a step hill like Dudley Street. It is difficult to see hospital staff and visitors at night walking on the road to their cars parked in Dudley Street / Urunga Parade. There is no pedestrian foot path for staff and visitors, ladies with prams to use safely.
8. Road Repairs After Construction Works: The road surface in Urunga Parade, Dudley Street and surrounding streets will need to be fully resurfaced when the works are completed due damage associated with the heavy vehicles/trucks used during the construction works.
9. Helicopter Flight Path Review: This needs to be reviewed to ensure the helicopter is not flying directly over the houses and causing damage to surrounding properties with the additions to the Private Hospital affecting the flight path from the south.
Thank you for taking on these key points which require action and solutions moving forward prior to any approvals.

further evidence , papers to support my educated and informed opinion, that this is a money making venture for the owners and thus should NOT be a state significant project as it is NOT focused on serving the community but their back pockets, only public ventures must be labelled as state significant, NOT PRIVATE. that aside, the evidence confirms the lower quality of care and service in the private.

And again, the increased height must be objected to because it adjoins low density residential homes, which means, this will be an insanely invasive and ugly and not contribute in any way to the beauty of the city. if they had chosen to build right in the CBD ie East or CLOSER TO near IRT which is lower, no one would have cared.
finally, the evidence shows the only people to benefit from this is the wealthy in our society. Im sorry, but this entire thing must be reviewed., the focus of private hospitals is cost cutting, making money, and if they cutting down the sapling is any indication, LYING.

I would suggest tking care of Beatson park better, putting some swings there and putting back the public phone that used to be at the bus stop along with a small coffee shop.

Some private care proponents offer the magical prospect that this quicker access for the wealthy few has no impact on access for the many. It is even sometimes perversely argued that if the wealthy pay for access outside the public health system, that reduces demand for public care, freeing up space for others and, hey presto, magically everyone benefits from the increase in inequality. The Australian experience is that this magic does not work.

Submission At this stage i object to the project (due to lack of Consultation)
I being a resident in Tuncurry was made aware of this project from a friend last night 18th of March 2026, I immediately corresponded with my two-close friend about what I had found out and after trying to work out fact from fiction, decided to make the effort and seek the correct information direct from Council. I have now had that meeting with Council today 9am with the representatives of this project, as to why I, being a resident of The Lakes Way, Tuncurry, have not ever been notified of any stage of this development and I seek more time to explore, objectively to this issue.
No one in Council has provided me, as yet, even though I have asked at the meeting and was promised a response today, as to how many people were notified and the method of notification of this development.
It appears to me that this project has already been rubber stamped by the amount of work and expenditure already completed. Regardless of any submissions, this is substantiated by the fact that works have been going on over the past 4 years and has most certainly gone past the any submissions by the public with the idea of any relevant input or having changes to this project as it is presented to me today. My property is the second house south of the project and as a nearby resident should have been notified.
Not a whisper of anything or correspondence has come my way, from either the Council or the developer of any description. Not good enough and I seek an answer.
