the proposed development is too big
the development doesnt take into consideration local/adjoining properties
the deep excavation is potentially detrimental to neighboring properties and excessive (10 metres)
space for 106 cars is excessive and will grossly effect the suburb
infrastructure in the suburb relating to water and sewerage is already showing signs of overload
the proposed garage entry will be from an already deteriorating laneway used by many existing dwellings
the variation to exceed existing height restrictions is a dangerous precedent
the impact on the area of heavy vehicles, trades, noise and road closures over at least 2 years is excessive
the claim re 'affordable housing' is a loophole that will make the developer more money and assist no one who falls into the affordable housing category
the recent history in the sydney basin area of poorly built large apartment buildings is very poor...who oversees this and who ensures that the developer is held responsible for any required rectifications
access to garaging for this developemt for vehicles will be via an already deteriorating laneway
the building exceeds existing height controls for the location and will sorely impact surrounding existing dwellings
the application to 'allow' the variation on height will open the door for more such developments and therefore detrimentally affect local single dwellings and significantly impact owners ability to sell unless it is to another opportunistic developer

This development will be a blot on the suburb of Mosman. It has no redeeming features. It will do nothing for the housing issue that confronts the State of NSW. To the contrary it will assist developers who have no interest other than boosting their profit. What if a recession occurs and this development does not proceed beyond a large hole in the ground? A $2 company has been used. Will the State get personal guarantees from the directors of this company and its shareholders? If not, why should the ratepayers of Mosman and the electors of NSW take the risk? The building is nothing like anything around it. It is 10 storeys in height and is more appropriate for the Sydney CBD or North Sydney centre. If this development proceeds one must question whether this State Labor Government is in truth interested in solving the housing problem or in fact is more interested in resisting highly funded campaigns by vested interests against it. The Government, the Premier and the relevant Minister should wake up to themselves.
