Measuring Floor Area

This should be the floor area from the plans, and include dwellings and common areas, including basements and underground car parks. It must equal the total floor area entered in the Project details section. Do not include driveways or other outdoor areas.

Conditioned floor area: in relation to a dwelling, means the total floor area of the dwelling, excluding:

  1. floor area that is not fully enclosed;
  2. bathrooms (but not ensuites) and laundries, with a ventilation opening; and voids, store rooms, garages and carparks.

Unconditioned floor area: in relation to a dwelling, means the total floor area of all bathrooms (not including ensuites) and laundries, with a ventilation opening.

The floor area in BASIX Thermal Performance is measured from the inside of external walls, ignoring the area occupied by internal walls.

Measure the area of each floor type separately.
