Multi-dwelling

BASIX applies to all new multiple home developments in NSW.

 This includes units, townhouse rows and subdivisions.

The BASIX assessment tool assesses the sustainability of building designs for multiple home developments by examining the Water, Energy and Thermal Comfort. The BASIX assessment tool multi-dwelling section is specifically designed to suit larger residential developments, especially for unit blocks with common areas such as car parks, lifts and shared gardens which can require significant amounts of water and energy.

New dwellings – multi-dwellings

This tool allows registered users to generate a BASIX certificate if the project involves more than one dwelling, or the development includes common property or services shared with other new or existing development. Typical project types include:

  • a residential flat building - generally three or more units to be strata titled
  • two or more terrace houses, row houses or semi-detached houses, with or without common property or shared services
  • two or more detached or attached houses, including villa units and dual occupancy dwellings on one parcel of land with common property and/or shared services
  • several single dwellings on land subject to subdivision to create new separate lots.

Note that the DIY method for thermal comfort assessment cannot be used for multiple dwellings. An accredited assessor is required to complete the thermal comfort section using software accredited by the Nationwide House Energy Rating Scheme (NatHERS).

Thermal Comfort

T1 Passive solar orientation

T2 Insulation in ceiling and walls

T3 Cross ventilation allowing air to flow through units, reducing the need for air conditioning

T4 Performance glass

T5 Roof overhang, window eaves, pergolas and louvres to reduce sun's heat
