Development Application SPP-20-00002 was lodged on 8/5/21 for staged development including demolition of existing structures, tree removal, civil & drainage works & dam dewatering at Lot 13 DP1190560, 971 Richmond Road, Marsden Park. On 19/8/21 an amended application was lodged under LEC proceedings 2021/055619 seeking consent for development in 2 stages. Stage 1: Subdivision of 1 lot into proposed Lot 1 zoned B4, proposed Lot 2 an R3 zoned residue lot, 1 lot for public roads, & proposed Lot 3 zoned B4 & R3. Stage 2 is for construction of a large mixed use development (on proposed Lot 1) comprising a series of 6 x 8 storey buildings containing basement carparking, retail floor spaces for 13 commercial tenancies, child care facility and gymnasium; and 246 residential units. The proposed development is classified as Nominated Integrated development as concurrence approval is required from the National Resource Access Regulator (NRAR) under the Water Management Act 2000.
