Dear Sir/Madam,

I am writing as a local resident of Gregory Hills to submit my concerns regarding the proposed development of a 53-megawatt data centre at 43-61 Turner Road (SSD-68013714). While I understand the need for technological infrastructure, I am concerned about the potential negative impacts this development may have on our local community, environment, and quality of life.

1. Traffic and Road Safety Concerns
The construction and operation of a facility of this scale will likely increase heavy vehicle traffic on Turner Road and surrounding streets, including Barrett Street. These roads are already busy with local residents, families, and school traffic. The additional burden of construction trucks, delivery vehicles, and maintenance crews could pose significant safety risks and lead to congestion, especially during peak hours. I request that a detailed traffic management plan be developed and shared with residents, including proposed mitigation measures.

2. Noise and Air Pollution
The ongoing operation of emergency backup diesel generators, cooling systems, and other equipment may generate continuous noise that could disturb the peaceful suburban character of Gregory Hills. Additionally, the use of diesel generators may lead to air pollution, which could affect the health and wellbeing of nearby residents. I request that strict noise and air quality control measures be implemented and monitored to ensure compliance with environmental standards.

3. Visual Impact on the Community
The proposed building height of 23 metres (approximately 7-8 storeys) will significantly alter the visual landscape of Gregory Hills. Our suburb is primarily residential with low-rise buildings, and such a large industrial structure will be out of character with the area, impacting the visual amenity and possibly affecting property values. I request that design modifications be considered to reduce the height and visual bulk, and that appropriate landscaping be included to soften its appearance.

4. Fire and Safety Risks
The planned inclusion of lithium-ion battery storage and diesel storage poses fire and safety risks, especially given the proximity to residential homes. High-capacity battery storage systems are known to present fire hazards if not properly managed. I urge that a comprehensive safety management plan, including fire mitigation strategies, be made publicly available to ensure residents' safety.

5. Environmental Impact
A facility of this scale will consume large amounts of energy and potentially water for cooling purposes. I am concerned about the sustainability of such resource use and the broader environmental footprint. I request that renewable energy solutions and water recycling systems be mandated as part of the project to minimize environmental harm.

6. Community Consultation and Ongoing Communication
Given the size and significance of this project, I believe more direct consultation with nearby residents is necessary. I request that community meetings or information sessions be held to allow residents to ask questions and raise concerns directly.

In summary, my key concerns are:

Increased traffic and road safety risks
Noise and air pollution impacts
Visual impact and loss of suburban character
Fire and safety risks from hazardous materials
Environmental sustainability
Need for better community consultation
I respectfully request that these concerns be taken into account and that appropriate mitigation measures be implemented if the project proceeds.

Thank you for considering my submission.

Subject: Objection to 43-61 Turner Road Data Centre (SSD-68013714)

Dear NSW Planning Department,

I am writing to formally object to the proposed development of the data centre at 43-61 Turner Road (SSD-68013714) due to its significant negative impact on our family-oriented community.

1. Noise and Disruption – The operation of a 24/7 industrial facility adjacent to a residential area will introduce continuous noise from generators, cooling systems, and increased traffic, disrupting the well-being of families, particularly those with young children.

2. Traffic and Safety Risks – The substantial increase in truck and service vehicle movements will pose a safety risk to residents, especially children, in this newly developed neighborhood.

3. Property Devaluation – When we purchased our land in 2020, we were assured by the council that Turner Road was planned for a recreational park. Replacing a family-friendly development with an industrial facility will negatively impact property values and the overall livability of the area.

4. Strain on Infrastructure – Data centres require extensive electricity and water resources, which could lead to increased utility costs and potential service disruptions for residents.

Furthermore, as evidenced in the attached correspondence from Bradley Colling, Strategic Planner – Growth Areas at Camden Council, this area was originally designated for public recreation. The email explicitly states that the area opposite Pioneer Street was intended as a riparian corridor/public reserve, with permitted activities limited to passive recreation such as walking and cycling. This directly contradicts the proposed industrial development and raises concerns about the transparency of planning decisions.

Given these significant concerns, I strongly urge the department to conduct a comprehensive review, honor prior planning commitments, and ensure full community consultation before any approval is granted.

Sincerely,
Ali Mazraei Jourshary

I believe the data centre will cause a hindrance to the residential housing area less than 500 m from the data centre.
