1. The population density in this area is getting higher and higher. public infrastructures are not enough to support this level of density. traffic on waterloo road will getting worse.
2. all the noise and potential damage to public infrastructures during construction would seriously affect life quality in this neighborhood.
3. my apartment is actually on the other side of Banda road. with 20 storeys new building, my view and sunshine would be blocked. it's part of property value when I purchase this property. value would decrease when new building is going up.

This project has violated the maximum height limit of this area of 30 metre, according to my understanding from the master plan of Macquarie Park area. Besides according to the Macquarie Park Innovation Precinct Place Strategy, there should not be any new homes in the area. Based on this project proposal, there will be 7 blocks of buildings with maximum height of 65 metres (20+floors) which will likely create another cluster of high rise buildings blocking the skyline and airflow. Besides the additional thousands of residents from these 700+ units will only worsen the already congested traffic. It is unfair to residents here who believe the surrounding area will be developed according to agreed plan.

I strongly object the project.
Considering the supply and demand in these area, obviously there are already way too many supply. Also one of proposed huge building along the Banda Road is too close to our building and therefore could potentially damage our building(s).

I am writing to express my strong opposition to the Application Number SSD-52604208 that aims to construct additional residential buildings next to our existing apartment complex. As a resident in the immediate vicinity, I believe that such a project would have detrimental effects on our community and the quality of life for its residents.

Our neighborhood has already seen a significant increase in residential development in recent years, leading to concerns about overpopulation and the strain on our local infrastructure. The proposed project, which seeks to build more residential buildings in close proximity to our existing apartment complex, exacerbates these issues and threatens to compromise the unique character of our neighborhood.

Here are some key reasons why I believe this development should not proceed:

Overcrowding: The increased population density would further exacerbate traffic congestion, parking shortages, and pressure on public services such as schools, healthcare, and public transportation.

Impact on Property Values: The excessive development in our neighborhood could potentially lead to a decline in property values for existing homeowners, which is a significant concern for us as residents.

Strain on Local Resources: Our neighborhood infrastructure, such as roadways and utilities, is already stretched to its limits. The proposed project would put additional stress on these resources, resulting in more frequent maintenance issues and less available resources for our community's needs.

Loss of Open Space: The development could encroach upon existing green spaces and recreational areas that are essential for the well-being of our community. This would reduce the quality of life for residents and diminish the appeal of the area.

In light of these concerns, I urge you to reconsider this proposal and conduct a comprehensive assessment of the potential negative impacts on our community. It is crucial that any development decisions take into account the long-term well-being of residents and the preservation of our neighborhood's character.

I kindly request that you keep residents informed of the progress and decisions regarding this proposed development. We hope that our concerns will be taken seriously, and that the interests of current residents will be given the utmost consideration.

Thank you for your attention to this matter, and I look forward to a favorable resolution that respects the values and needs of our community.

This is already a high density residential area. Building such a high capacity rental housing will significantly degrade the living environment, cause further congestion in this area, constraining education and other critical resources and create an unsafe environment for many families already living in this area.

There will also be huge impact to the safety and social stability in this area, given that the rental housing will likely attract possible unemployed people and people with life challenges. This will affect many of the young people around this area particularly the students in Macquarie University etc.

This project is a huge risk to cause social economic problems, security problems and degrade the stability and harmony in Macquarie Park, which the government has aimed to build it as a highly attractive technology, industry and education hub.

Social resources are limited, and having too many people living in the same area only makes life less convenient; furthermore, it diminishes the value of that particular region.

Firstly, I would like to ask if this Build to Rent application is in response to the housing crisis. If so, how will the rental costs be regulated? What are the estimations of rent?
