This plan proposes 18 towering buildings, and it's devastating. It will completely ruin the peaceful living environment that current residents have worked so hard for. It feels like nothing more than a ruthless land grab by BaptistCare—purely for their own commercial gain.

Thirteen of these buildings will be over 10 storeys high. That’s not development—that’s overdevelopment. We, the residents of 159–161 Epping Road, paid a significant premium—20% above market value—because we were promised a home surrounded by nature and open views. Now, those promises are being shattered.

What about the families who gave everything for their dream home? This plan crushes that dream. It disregards the emotional and financial investment we've made. We are not just losing sunlight and serenity—we're losing value, we're losing peace, we're losing the future we believed in.

We will be forced to watch 18 giant buildings rise around us, year after year, and there's nothing we can do to stop it. Our quality of life will plummet, and our assets will shrink. It’s heartbreaking. It’s unfair. It feels like we’ve been betrayed. Our lives, our families’ wellbeing—completely dismissed for profit. This isn’t just a plan. It’s destruction.

I am writing to formally object to the proposed BaptistCare development at Macquarie Park, as a resident and property owner in the immediate vicinity of the proposed site.

While I appreciate the need for aged care and housing infrastructure, I believe this project, in its current form, raises several serious concerns that merit close scrutiny by planning authorities. My key concerns are as follows:

1. Overdevelopment and Density Impact

The scale and density of the proposed project are excessive for the area and inconsistent with the surrounding residential character. The introduction of a large-scale development will place significant strain on local infrastructure, including roads, public transport, and utilities. Macquarie Park is already experiencing rapid growth, and further intensification may lead to congestion, noise, and overcrowding, reducing the quality of life for existing residents.

2. Traffic and Parking Pressure

The development will significantly increase traffic volumes in an already busy area, particularly around key intersections and arterial roads. The added vehicle movements from staff, residents, service providers, and visitors will exacerbate traffic congestion. Inadequate on-site parking may lead to spillover parking on surrounding residential streets, disrupting local access and safety.

3. Loss of Amenity and Privacy

As a nearby apartment owner, I am concerned about the impact on my property’s privacy, sunlight access, and overall amenity. The proposed building heights and setbacks may overshadow surrounding residences and negatively impact our outlook and enjoyment of our homes. The construction period itself will also be highly disruptive to residents in the area.

4. Environmental and Ecological Concerns

The proposed site may affect nearby green spaces and tree canopies, contributing to the urban heat island effect and biodiversity loss. The development should be required to meet higher environmental standards, including tree retention, sustainable design, and protection of existing habitats.

5. Impact on Property Values

The proposed large-scale aged care facility could negatively affect the market value of surrounding residential properties. Potential buyers may be deterred by concerns over increased noise, traffic, loss of views, and reduced amenity. As a property owner, I am concerned that the proximity of such a high-intensity institutional development will directly impact the desirability and resale value of my apartment, which represents a significant personal investment.

In conclusion, while I support responsible development that meets the needs of an aging population, I urge the planning authorities to reconsider the scale and design of the BaptistCare Macquarie Park proposal. A more balanced, community-sensitive approach is needed—one that protects the interests of existing residents, preserves neighborhood character, and ensures sustainable growth.
