Wetlands and biodiversity will be effected.
Building such a structure in this area would be extremely difficult to undertake, I would like to see the broadbrush risk assessment and safe operating procedures of how to undertake this work safely for not only the workforce building this but the local community and environment.
What is the stormwater plan for this sight and how does this modelling look with 50 and 100 year flood events. Our local area was recently inundated with stormwater surge recently and this project would effect surrounding properties and road infrastructure.
Other projects in the area have proved difficult and more costly to establish resulting in unfinished and unsightly remains for the local community to put up with.

The close streets already suffer severe road blocks during peak times,no plans for upgrade of main access roads have been made so they will not cope with that much extra traffic.
The building is of substandard quality for long term upkeep so close to the erosive properties of the coast. In a short amount of time it will look very rundown and become an eyesore.
There is little to no landscaping planned as it is an eco resort so will look overgrown and unkept.
I am concerned about the actually activities and factors that classify this as an eco resort.
Such a development should have little impact on its surroundings and environment. This is clearly not the case.
The area it will be built on is prone to flooding and is potentially a habitat that requires protection.
It borders on worimi conservation lands and has the potential to impact the surrounding area aesthetically,physically and environmentally.
The previously established ‘resort’ has been inundated by sand and this resort will potentially face similar issues.
As a community Anna bay will not benefit from the development of this proposal.

This proposal does not meet criteria for RU2 zoning and should not be approved.
The location will also require extensive drainage works, as evidenced by the latest 1 in 100 year rain event. If these works were not completed the water laying in this area after any rain events would present a health hazard to any visitor/ tourist staying through mosquito borne disease.

There will be ongoing problems with mosquitos.
The overdevelopment of this site has already been objected to twice once in 2015 and again in 2020. I feel this development should be once again rejected as it is very unsuitable for the proposed site and will case damage to a sensitive area.

The site is ecologically fragile and not suited for developement or soil disturbance.
The site is better left undisturbed and uncontaminated for the existing ecology of the area.
119 units and villas does not represent the idea of eco tourism, especially the volume of units and the idea of some units being 3 levels high.
The proposal to link the rooms via boardwalks is very impracticable being the distance to the farthest accomodation is over 500m away from the carpark and admin buildings.
The site will be scattered with papers, litter , toys or any object which is dropped and windblown from the boardwalk.
The design of the proposed units and villas are unsightly and do not homogenize with the surrounding area in any way.
The risk of permanent damage to the ecology of this site is far too great and is not worth the gamble with this proposal.
