Until a local High School and Primary School are created on the site you cannot develop this area. There is no room in the surrounding schools as is.
Where will Major Concerts take place in the Inner City and
School Estesfords, etc there is no Entertainment Centre big enough, to the one you are taking away.

I object to this proposal on the same grounds that I have objected in detail to SSD5878 and 6011, namely:
* gross overdevelopment of the site
* overshadowing of existing developments resulting in loss of amenity - details given in previous submissions
* transport gridlock in peak periods due to overpopulation of the site (the Hydra report doesn't consider repercussions to roads south of the site, which are often a car park now in peak times)
* sad use of a site which could have been better used to increase public park space and amenities for people visiting Darling Harbour rather than crowding almost every available space with private housing and commercial developments
A good number of the responses by the proponent to public submissions for the previous 2 development proposals have indicated that SHFA does not need to comply with building regulations by which the City of Sydney is bound. Yet I can find no publicly available information that indicates that SHFA is bound by any specific rules and regulations at all. If such rules and regulations exist, I would be grateful to be shown where to find them. If they do not exist, why not? The Premier and other members of the Government have been talking a lot about transparency and community consultation in relation to building projects, in particular, recently, the Bays Precinct - especially after the Treasurer's so-called premature announcement that 16,000 homes would be built around the foreshore. If the Government is sincere in requiring transparency and real consultation with people affected by these important state significant developments, we need to know under what regulations the SHFA operates, so we can make meaningful and well-informed submissions, which will not be brushed off as simply "does not apply to us".

The development in its current form is a gross overdevelopment of the site. It will have major overshadowing of the surrounding urban area particularly during the winter solstice. The Peak apartments have a 2 hectare north facing recreation area on level 6 which will be adversely affected. This includes grassed open space, a children's playground, bbq area, mini golf, tennis courts, jogging track, pool, practice nets and gardens. This is the only open space of this scale in the neighbourhood and when it was built Darling Harbour as a precinct was to be low rise. If this overshadowing occurred adjacent to Hyde park the City Council would have the plans modified but as they have no jurisdiction this is ignored by Lend Lease. The adjacent Haymarket area will also be overshadowed by the development. The public areas at street level in the new development will be in shade for most of the day and are densely packed. The amenity of the area is a reminder of the 1960's walk up developments prevalent in Bondi and show little imagination. In fact The Rocks was saved in the late 1960's and early 70's from similar designs and is now a vibrant area with no high rise. As this is being done in stages the final plot on the SE corner has yet to be determined and should have been done at the same time to gain a better result.

I am acting for myself and behalf of my mother as residents of 813/2 Quay Street. We oppose several points in the development submissions included in SICEEP Darling Square - Mixed Use Residential Building within North-East Plot (SSD 6626), as they will impinge on our quality of life as neighbouring residents. These points are: (1)The allowance of construction activity hours to be between 7am-7 pm, weekdays and 7am-5 pm weekends. We object to these long hours of activity which would create noise, dust and road congestion. In comparison, the city of Sydney allows construction activity between 730 am and 5pm/730 am and 330 pm for weekdays and weekends respectively, and these hours should be adhered to.
(2) The general construction activity would cause immense congestion on the already congested streets (Hay and Quay streets)
(3) The construction of the 40 storey building will diminish the quality of our lives as it will cast a dark shadow and reduce the natural light entering our apartment. The height will completely obstruct any views of Darling Harbour that are currently enjoyed by us and other residents of this address. My aged and infirm mother enjoys the benefit of sunshine for vitamin D and other healthy benefits.
We submit that the development application be modified to accommodate our submissions of complaint.

We have purchased an apartment with the plan to retire there. If the proposed tower block goes ahead, the view to the north will be effectively ruined, and the sun on the common recreational areas almost completely withdrawn. This fundamentally changes the quality of life in the building and blocks The Peak put of a window on the new Darling Harbour development. Instead of our historic street scape of Paddy's Market being the Southern culmination of the precinct, it will effectively be hidden in a back street. The size and depth of the tower changes the original open living plan for the area.

The nature, size and placement of the proposed tower changes the nature of the original open living plan for the area. Instead of a people friendly, sunny zone, it is creating a row of shaded streets where there should be open space. Darling Harbour is not a street grid and does not need to become one.
