I think that this development is a positive step inl transforming Eastlakes into a vibrant shopping and eating district for locals.

The designs are modern and will certainly transform the area with landscaping . The focus on the park for reataurants and entertainment will make the area safer and more attractive for investers.

I look forward to the poject to begin and give Eastlakes a new lease on life.

Hi,

I was aware that there was going to be a new Shopping Centre, and was very happy with that; But I wasn't aware of it being 8 storey's high.

This is a huge problem with the value on our property (18/8 St. Helena Parade, Eastlakes), as it is going to block our city views. This means that we are going to lose value on our property.

Can you please look into this, and confirm if it will or not block our city view, as that was one of the main reasons, we purchased this property to begin with.

1. With Racecourse Place being used by so many heavy vehicles coming to & going from the construction site, I submit that the 301 &303 buses be diverted from there during this time.

From the city, the 301s could use Maloney Street, Evans Avenue & Florence Avenue. The 303s could use Gardeners Road, Maloney Street, Evans Avenue, Florence Avenue & back to Maloney Street via Grafton & George Streets.

2. In the past, the State Government has resumed private properties when they have been in the way of major projects, eg the M5 Motorway.

Surely it could do so again with No 1 Racecourse Place. An offer of a new unit of similar size in the redevelopment of the south side of Evans Avenue, with paid removal expenses for each owner (or tenant,) would surely be fair compensation.

Then the building could be demolished, the road widened & a new 5 or 6 storey block could be built on the remaining portion of the site.

I will support it on the basis of adequate infrasture to support the mix use development as it will add burden to the area. For example, additional buses or tram line to move people in bulk.

The additional impact to the car parking, Water and stormwater facilities etc.

This project is far too ambitious for this site. Certainly we need a modernised shopping centre but the 440 units that are proposed will add an impossible congestion to local traffic in an already densely populated area. I also fear about the logic of incresed rentals for the shops that are already suffering.

Dear Sir./madam,
I am the owner of uint 12/18 Evans Ave, Eastlake NSW 2018. Our property is just adjact to the car park. It was shocking to see the closeness of the multistorey buildings next to the fence of our building on the plans. There is a booster pump to draw rain water and waste water from the the roofs and apartments of the whole redevelopment on both sides of the Evans Avenue next to our car park in the back of the building just outside our fence. I am not sure if this booster pump will make noise as there is a massive water holding tank designed to be next to our fence. The extra traffic, congestion, loss of sunlight, fresh air, new building's shadows on our building are of major concerns.

I am sumitting my strongest objection re the above development plan here, and request to call a formal meeting with the owners of 18 Evans Ave, Eastlake and other nearby residents.

I definitely oppose to the above mentioned development for the following reasons:

. the proposed development will dwarf our building, which will cause total shading of the eastern side of building, for the units on the eastern side will mean 'no sun light' all day long, the apartments will be shaded totally all the time, which is totally unacceptable

. we will be looking at a concrete wall, the added fumes, the added amount of cars, it will be chaos, totally unacceptable

. the proposed 2 roundabouts WILL NOT BE SUFFICIENT TO SUPPORT THE AMOUNT OF TRAFFIC, the congestion will be totally unacceptable

. Traffic in and out of the area - currently we struggle to get in and out of Race Course Place.


. Eastlakes has sufficient units in the area and adding another 361
residential units and 82 serviced apartments will create a range of additional problems namely:


. Living in a 'concrete jungle' environment.



As a resident for the past 30 years it would be fabulous to 'revamp' the shopping mall, but without the additional units.



As part of the owners corporation for the Racecourse Place complex, on the eastern side of the building, we did offer our units for sale to Crown, they chose not to take up the offer.

. the proposed 2 roundabouts will not support the traffic, congestion will be unavoidable

. Traffic in and out of the area - currently we struggle to get in and out of Race Course Place.

. please do not spoil our lovely Sydney and make it into a concrete jungle


As a resident for the past 15 years we encourage the tidying up of the Eastlakes Shopping Centre and we would love to have up to 200 new apartments, however with over 300 apartments would be far to much

Dear Sir / Madam

This proposal is a massive overdevelopment in an already high-density suburb. Tha main problems include:

1. The scale of the development is too high, massive and has too many residential buildings.

2. More traffic in residential streets from an increase in population and heavy vehicles servicing the shopping centre. No additional road access is being provided.

3. Buildings right up against Eastlakes Reserve causing major overshadowing, especially in winter, decreasing the local amenity of the Reserve. A large number of families already live in nearby units and currently rely on the park for open space.

4. Increase in anti-social behaviour.

5. Increase in population density with no extra road or public transport options.

6. A proposed roundabout at the corner of St Helena Parade and Barber Avenue which indicates patrons and suppliers are to be encouraged to use local residential streets to access the development.

7. Excessive noise from service vehicles and garbage trucks.

I object to the EAstlakes developement for the reasons listed below:
- The developement is to high with too many residential apartments
- this will increase the traffic in the area, particularly in the residential streets.
- There is no proposal for additional road infrastructure
- The proposed roundabout at St Helena and Barber AVe, will encourage traffic to use the residential streets.
- Increase traffic leads to increase noise from passengner and heavy vehicles.

I wish to oppose to the developement at Eastlakes this will have a major impact on the residential buildings within eastlakes expecially the one close to building 1A this is due to the development being so close to the boundary and imposes a privacy risk. The indesity of traffic around the area is heavy at the moment and this development imposes even a higher one, the development will also provide an increase in anti-social behavior causing crime execessive noise there will also be service vehicles aswell as garbage trucks which will have an impact in this area. we currently have large garbage trucks collecting rubbish at 4.30am & 10pm collecting from the fruit market which course exessive noise at that time I can just imagine how much noise the developement will have during and after the developement I oppose to this development
