I wish to object to the proposed Affordable Housing development at 22-24 Grant St & 33-37 Gordon St Port Macquarie with planning application # SSD-71373460.
I am an owner of an apartment nearby and I am very concerned about the impact on the local parking and traffic congestion that this proposed development is likely to have.
The proposal states that there are to be 94 units in the development but with provision for only 40 car spaces onsite. This is completely inadequate given that this particular street has the swimming pool and library which already causes the streets to be congested and with residents finding it difficult to get parking in this street.
This is likely to mean that alternative parking will be sought in adjoining streets, causing further traffic and parking congestion in these neighbouring streets.
I would like to make a strong plea that enough parking spaces are provided as part of the development or alternatively that the size of the development is reduced to ensure that parking and traffic congestion is not exacerbated in the streets.
Thank you for your consideration and if you could please keep me updated on the outcome of the submissions and this planning application.

Good afternoon
I am in support of affordable housing but not at the cost of existing infrastructure and the impact of parking.
All the other apartment complexes in this locale have had to provide one or two parking spaces per unit plus disabled and visitor parking. Why does this development not have to? Where will everyone park on what is already a congested area due to the school and PCYC.

I write to object to the proposed development at 22-24 Grant St & 33-37 Gordon Street PMQ as outlined in planning application SSD-71373460. My objection is based primarily on the lack of sufficient car parking spaces included in the proposed development.
The proposal provides an insufficient number of parking spaces to meet the needs of the residents and visitors. This is concerning given the building will be located across the road from the library and swimming centre. It is proposed for 94 units but with only 40 car parking spaces onsite for residents and visitors. Some of these car parking spaces are taken up with disabled and visitor parking spaces which will result in residents and visitors having to park in the streets which will cause high parking demand.
My concerns in particular are :
1. Current Parking Shortages: With the library and swimming centre across the road, the streets are often quite full and residents already face difficulties finding parking spaces.
2. Traffic Congestion: The lack of parking spaces could lead to vehicles being parked on nearby streets which could further exacerbate traffic congestion in the area. This will inconvenience local residents and could impact on emergency services.
3. Local Policy: I do not believe the development complies with local parking standards. Generally, the guidelines require a minimum of 1 x car parking space per dwelling and this development does not allow for this.
I wholeheartedly support the need for affordable housing though I am concerned the excess amount of cars will create issues as mentioned above. I constructed a complex for social housing which is located at 4 Highfield Ct PMQ. There are 79 units consisting of bedsitters and 1 x bedroom units. I provided 1 x car parking space for each unit together with the necessary disabled and visitor car parking spaces, as required.
Given these concerns, I request you consider either reducing the scale of the development or more appropriately requiring additional car parking spaces (by having 2 levels of onsite parking) to ensure the project does not negatively impact the existing community.

This proposal in my opinion does not have adequate parking for 94 residential apartments. There are only 40 parking spaces in the basement, three for disabled and two for visitors (total of 45 car parks). Where will other residents park, on the street? Can consideration be given to two levels of car parking?

Additional social and affordable dwellings are desperately needed in the region therefor this is a brilliant proposal. Only factor that might need revisiting is the car parking. 45 car parking spaces including 2 visitor spaces for 94 dwellings, of which half are 2 bed apartments doesn't seem sufficient and with the infrastructure surrounding the development there is no capacity for street parking.

Note there are 45 spaces proposed but 3 are for disabled parking and 2 are for visitors, leaving only 40 available for residents.
How will the residents manage parking and decide who are the lucky 40 drivers to get a space?
Where will the others park? On the street? No. The architectural plans show there will be no parking on the Gordon Street frontage and only about 5 parallel spaces on the Grant Street frontage.

Realistically and in fairness there needs to be at least one space provided on site for each unit (ie 94 spaces) plus 2 visitor spaces and 3 disabled spaces, ie a minimum of 99 on site spaces.

I attended the meeting in Port Macquarie and stated 45 car parking spaces does not seem adequate for 94 affordable apartments, a consideration should be made for a car space per apartment, some may require 2 spaces as anecdotally the town of Port Macquarie relies on motor vehicles to get around.
If the cost to create additional spaces below is out of question reconfigure streets to accommodate additional angle parking.
