I support this project.
By creating additional housing for Older Australians it will free up existing houses for younger families to enjoy the Northern Beaches. The application includes other facilities (fitness centre, library, community lounge etc) besides just housing, so shouldn't impact negatively on the area. These areas will allow for Older Australians to create community & connection which leads to less loneliness among elderly who don't have the option to live in a retirement community.

After 10 years of working in the retirement and aged care sector I see how much we desperately need the building of new aged care homes. The ageing population is at massive risk of not being able to get the care their need in an aged care home and this is (and should be) a problem for all Australians. When we have elderly Australians taking beds in hospitals for months at a time as there are no available beds in aged care homes for them to move to, this becomes a very real problem for younger Australia's seeking medical care. I fully support this development and see the incredible benefit it would provide many future Australians and their families.

I am writing in support of the proposed Indigo by Moran development in Narrabeen. My mother is 77 years old and has been a local resident of Narrabeen for 25 years. She lives just down the road on Wellington Street and is very keen to remain in the local area that she knows and loves. Her current home, however, is two storeys with stairs, which is becoming less practical as she plans for the future. She is looking for something that will be more manageable long term, while still offering the level of quality, design and amenity that suits her active and independent lifestyle. Being able to stay in the Narrabeen community is very important to her as she gets older.
I have attended the information sessions with mum and seen the initial designs. The design appears to be sensitive to its surroundings, and the landscaping, amenity and quality will be a positive contribution to Narrabeen. I believe Indigo will bring much-needed, high-quality aged care and wellness facilities to the area. Narrabeen currently has very limited options for older residents like my mum who wish to stay connected to their community and friends whilst accessing the appropriate accommodation and care and I believe Indigo will certainly meet that need for her and her friends of similar age.
I therefore support approval of this project.

There is a need on the northern beaches for quality, modern retirement villages. We live in Ocean St. at present and feel that this development will add needed accommodation for the elderly who wish to stay in their own locale close to family.
Although the project will be six stories it is spread out over a large area and not just a tower like building.
The Moran group plans to have double garages for each apartment and visitor parking to reduce street parking.

I would like to make a submission in support of this project and recommend that this project should be considered for approval.
Whilst the current mood and focus is on the wider housing crisis and affordability, little is said and being done to provide specific housing incentives for our Seniors, and this application has been prepared to address a serious and chronic shortage of seniors housing in the immediate local area.
I have spent considerable time reviewing the application and I fully expect that the local community will have a mixed response and will encounter the usual backlash of Nimbys who don't want a development of this size in the community. I have family in the area who will be in need of a quality seniors living development and accommodation options that this will provide and, specifically my family who don't want to move out of the area, which is their main option without such a development.
It is fair to say that this development will be the largest development on Ocean St, and potentially the wider area, however i hope that the assessors spend the time to contextualize this proposal against the other large 4 story buildings which are antiquated and will most likely be redeveloped at the same scale.
The development does respond to the scale of the Norfolk island pines and is well screened and sits in well into the urban fabric.
the Aesthetic of the building is beautifully designed in my opinion and would add significant benefit to the built environment.
the plans propose to accommodate all required parking on site and would not be a burden on the local on street parking.
it should be noted that as a seniors housing development, it will NOT be a large traffic generating development, as it is largely for retirees who will have a lower vehicle use than any usual housing development.
the opportunity to provide this level of housing immediately on the Northern Beaches in a prime location will be well sought after and address the burgeoning issue of people having to leave their community that they have likely live in their whole life due to a lack of local quality seniors housing.
the developer should be commended for lodging a bold application and a well considered design.
I hope that the department recognizes the material benefits this will add to the community and not be swayed by people who will no doubt look to strike this application down with criticisms and poorly considered responses.

My wife and I have just purchased 10 Loftus St Narrabeen and we settle on the 12th November (next week).
We had no idea about the proposed development at 156 Ocean Street Narrabeen and upon review of the basic proposal we are devastated the we will be detrimentally affected by the development. (Visually, noise, density, parking etc)
We have some experience in property development and understand both sides of the equation being DEVELOPMENT VS COMMUNITY.
Our objection to the proposed scheme is the magnitude of the development but more specifically the PROPOSED HEIGHT. 5/6 storeys in this location will totally dominate the peninsula and negatively affect all the nearby residents. We understand the need for retirement living developments in all communities but this development is excessive, out of place, dominating, greed by the developer eye sore and a real negative for the community.
OUR STRONG SUGGESTION IS TO LIMIT THE BUILDING HEIGHT TO 3-4 STOREYS AS A COMPROMISE WHICH WOULD BE A SENSABLE OUTCOME.
FINALLY SHOULD THE CURRENT SCHEME BE APPROVED THE ONLY WINNING PARTY WOULD BE THE DEVELOPER WHO IS ONLY CHASING PROFIT. THAT IS ALL HE IS INTERESTED IN.

I live in Lagoon Street Narrabeen, diagonally opposite the subject site to the north-west and I have major objections to the proposed development in its current form as lodged.
Traffic and Parking Accommodation:
Parking Accommodation
The proposal provides for 178 vehicular spaces on site for a combination of 149 two and three bedroom apartments, which includes staff and visitor parking, which in my estimation is totally inadequate.
Parking is already extremely difficult in the area surrounding the proposed development and further exacerbated during the summer months with outsiders seeking parking for beach access.
One would have expected 2 spaces per apartment at a minimum and likely an additional 28 visitor spaces, and 10 allocated staff parking spaces. How many staff are to be employed on site, with parking also required for regular contractors called to the property?
Parking provided totals 178 bays which includes only 4 visitor bays and only 3 staff parking bays, leaving 171 car parking bays for 141 apartments, which is not nearly enough!
Vehicular Traffic
The current road network around the subject property does not cope with the existing traffic, so cannot possibly cope with the increased traffic flows in and around the site.
Lagoon Street traffic is already a problem and both Octavia and Loftus Streets are narrow with parking provided at kerb on each side thus restricting vehicular movements to one direction at any one time.
The increased volume of vehicular movements in Lagoon Street will cause congestion of a great order and will also need to accommodate many additional delivery vehicles.
Conclusion
Under the circumstances, with the documents that have been made available, the current proposal should be refused as it does not:
1. Comply with Northern Beach Council Residential Code.
2. Narrabeen does not fall within the low and medium rise planning areas on the NSW Government Planning Portal, as Narrabeen is not an LMR Station or Centre.
3. The impacts on the local area for parking provisions are grossly inadequate and will not address the increase in population density or vehicular movement.
4. The surrounding streets cannot currently cope with the existing traffic, let alone the increased traffic generated by this development.
5. The proposed development sets a dangerous benchmark for further similar developments on the peninsula in the Narrabeen area, which will destroy the current ambiance and amenity of the local area.
