I would like to object to the distance of only 6 metres to the boundry
fence for buildings B1.1, B1.2 and B2. This distance is to close to
buidings on the otherside of the boundry, especially for a 5 storey
buiding.

I object to the closeness of the buildings B1.1, B1.2 B2 to the boundary
fence. These buildings will be five storeys high and will not offer
sufficient private space for residents of the blocks on the opposite
side of the boundary line. Suggest more open space between the
buildings and the boundary line.

I suggest that more of this area be used for open space instead.

As a owner of the apartment on 7 Peach Tree Road, I object to the Ivanhoe
Estate planning which could potentially bring tall building to as
close as 6 meters from my property. Which will affect the light coming
in and quality of living in my property. Please review and change the
planning regarding the borders of the development.

I wish to lodge an objection to this development.

There are already thousands of units in the process of being built in
the area on top of the thousands that have been built in recent years.
Macquarie Park and surrounding suburbs are groaning under the weight
of a huge increase in traffic with roads impassable for many hours of
every day. Main roads are clogged and local roads are choked daily
from very early morning till late in the night and local trips that
took minutes can now take 30 minutes or more. The resulting noise and
fumes make this once beautiful garden area a very unpleasant place to
live.

Epping Road and Herring Road are unable to cope with the current load
of traffic and with the units at the old Stamford site still to be
filled it is only going to get worse. I live about 2km away from the
intersection but at times I am unable to exit my street due to the
traffic banked back up Herring Road and into surrounding roads.

The State Government has already stated it is building a new high
school nearby so a new one as part of this complex is not required. A
school in a high rise area is only going to increase traffic and noise
into what will be a very busy noisy area anyway.

There are already many nursing homes in the area that offer a variety
of housing options in pleasant surroundings so do we really need the
elderly housed in such an environment, in high rise buildings
surrounded by a lot of traffic and noise?
Most dwellings these days have more than one vehicle and with so many
residences planned in such a confined area there is no way that
sufficient parking can be provided, meaning the surrounding streets
will be full of extra vehicles. My street in Marsfield is full of cars
belonging to people living in the surrounding streets as they don't
have any available parking.

The excessive development that has occurred recently is making the
area appear almost like a slum. Cars and rubbish are everywhere and
roads are so torn up with the heavy traffic they were never designed
to take that some are little better than goat tracks. Property prices
in the area have fallen and the local crime rate has exploded
recently.

There are few if any new facilities provided for all the new
residences despite the promise of shops and restaurants, making it
almost impossible to shop in the shopping centres in the area and what
few restaurants are available are always so full you can't get a
reservation.

Ryde doesn't need any more high rise, high density housing and I
request that this development is rejected as it stands. The area
better suits buildings of similar height to what is currently there,
with a huge emphasis on trees and gardens to try and buffer the
traffic noise and try to offset the concrete jungle across to road at
the old Stamford site.

In regards to The proposal of Ivanhoe development - OBJECTION.

My objection is on the basis of reviewing the proposal and it can be
evident that the properties at Peachtree road has not been taken into
considerations at all.

For the below reasons, I am OBJECTING the proposal.

As it seems the laneway proposed on the shared boundary has been
removed and no longer to be build. This will provide poor public
access.

The design of proposed B1.1 and B.12 is inappropriate as it will cause
substantial privacy issues as well as natural airflow and natural
lighting issues.

Boundary setback of the northern side is way too high and too close to
our property.This setback will cause issues for all the residents
along peachtree road as the amount of open space is less which isn't
the best for young families and elderly living in the area. Majority
of the residents are young families and elderly.

Due to the above and many other reasons, I am objecting and against
this proposal of Ivanhoe.

According to Appendix E_ Biodiversity Assessment_ Eco Logical, there
exists lots of Turpentine tress on site.
Turpentine is represented in the Sydney Turpentine Ironbark Forest
ecological community. Sydney Turpentine Ironbark Forest is listed as
an endangered ecological community under the Threatened Species
Conservation Act 1995 and Environment Protection and Biodiversity
Conservation Act 1999.
Based on Drawing DA01.MP.001[3], most of these trees are intended for
removal. While this is proposed on the plan, the Ecologist report has
failed to identify ecological and heritage value of these tress, thus
failed to justify the proposed removal of these trees.
Recommendation: the building envelop should be designed to retain as
many trees as possible.

In November 2012, the NSW Government endorsed Macquarie University
Station (Herring Road) as a Priority Precinct. The Precinct sought
significant changes to the site planning controls. The Precinct was
finalized on 1 October 2015, and these controls have not come into
force.
Based on the existing LEP, the FSR for Ivanhoe Estate is 2.9:1. But as
put forward in Appendix Q_ Clause 4.6 Variation_ Ethos Urban, the
applicant seeks to increase FSR to 3.6:1. This is almost 25% increase
of the existing FSR.
It is less than three years since the planning controls were uplifted
last time. Now the applicant seeks another dramatic increase. This
report (Appendix Q) is not persuasive at all and has failed to justify
the increase.
Recommendation: Please follow the existing planning controls.

site.
Provisions of over 3000 homes are excessive for the area and create
heavy traffic to the local areas, impact on the further congestion and
traffic delays.
Over development of the local areas and insufficient infrastructure

My concerns are as follows:

1. The proposed set backs of 6m and 10m are not compliant and need to
be set back a minimum of 12m from the boundary of the Peachtree Rd
buildings.

2. The proposed buildings will considerably overshadow the Peachtree
Rd buildings in the afternoons.

3. The orientation of the proposed will result in a loss of privacy to
the Peachtree Rd buildings.

When preparing all these documents for SEARS, I am afraid the applicant
has given little thought regarding neighboring properties.
Ever since the existing planning controls are enforced, a lot of
developments are underway in Macquarie Park. Has the applicant done
any research regarding any Development Applications (Approved, lodged/
or in preparation) on neighboring properties? In the shadow diagram
analysis, wind environment study and traffic assessment, all
neighboring properties are shown as they are now. For an 8.2-hectare
site, without consideration of development status/potentials on
neighboring properties, this application is NOT well prepared.
In addition, the orientation of buildings along the boundary with
Peach Tree Road will largely impact the privacy on neighboring
property.
Recommendation: Please research the status of all the neighboring
properties and analyze and minimize the impact on them.

The new proposed buildings along the eastern boundary facing neighbouring
properties along Peach Tree Road are too bulky with long rectilinear
blocks that overshadows the existing properties along Peach Tree Road.
The bulkiness of the new buildings also inhibits natural cross
ventilation.

Also too many mature native trees have been earmarked for removal
causing loss of privacy and inceased heat along the eastern boundary.

Current demolitions works created too much noise and dust.

The proposed Shrimptons Creek bridge connection dissects the current Skate-Park site.
There doesn't appear to be a relocated or redesigned skate-park in the proposed Master Plan to replace the existing .
This skate-park has served the community for more than 20 years and is an important social/recreational facility and needs to be replaced/relocated.

My family has lived in the area for over a decade and moved here to escape city living. This is no longer the environment we're used to and this development should NOT be approved. It will greatly impact existing residents for the worse and dampen housing prices.
The developments and added population in recent years around Macquarie University and Macquarie Center have significantly worsened traffic (supported by Appendix Q which states over capacity on roads during peak hours), and exponentially increased pollution and noise while straining available infrastructure and public spaces in the area. Also what was once a pleasant shopping experience at Macquarie Center has now turned into a nightmare. The additional 3000+ dwelling will only make matters much worse, not to mention the size of this development is an eyesore and a monstrosity in what was once a leafy suburb for families. The increase in dwellings also brings into question likely increases in crime and anti social behaviour.
This development absolutely should not go ahead.
