The submission outlines my concerns that the Project would have substantial adverse impacts on my apartment and also impact other local residents due to excessive building height. Adverse effects include:
-overshadowing and loss of sunlight
-Loss of views and loss of privacy

As residents in 1 Day Street we are deeply concerned about the negative impacts of proposed development to the neighbourhood and would like to voice our strong objection to the proposed development.

The proposed residential tower in will block the views and severely diminish the external lighting and ventilation of residents in the neighbourhood residential apartments and houses and affect the wellbeing of residents in the neighbourhood.

The proposed multi-storey buildings and developments is incompatible with the neighbourhood with mostly low rises and houses in the vicinity of the Heritage Conservation Area, and affects the local landscapes.

The problem is further aggravated with the already-proposed developments of multiple high-rise apartments clustering around the neighbourhood of Anderson Street.

The residents in the neighbourhood will also be greatly affected by the noises from the demolition and construction.

The multi storey apartments will certainly generate extra vehicle traffic, which will also significantly cause inconveniences to residents in the neighbourhood.

We urge the local authorities to listen to our voice and seriously consider the aggravations towards the residents of 1 Days Street caused by the combined effects of the series of proposed high rise apartments, and reject this subject development.

I am writing as a concerned resident of Chatswood to formally express my opposition to the proposed construction of new high-rise buildings in our community.

Chatswood is already facing significant challenges due to overdevelopment. Traffic congestion has become increasingly severe, with major roads often gridlocked during peak hours. Adding more high-density buildings will only exacerbate these issues, putting further strain on an already overburdened traffic system.

Moreover, local infrastructure and community resources — including public transport, schools, parks, healthcare facilities, and other essential services — are already stretched to their limits. The addition of more residents would severely impact the quality of life for current residents and diminish the character of our community.

While I understand the need for urban growth, I urge you to consider more sustainable and balanced approaches that prioritize livability, infrastructure capacity, and long-term community wellbeing.

Please stop all high rise building projects on Anderson Street, Chatswood. Anderson Street has a school on the opposite side of this project. The increased traffic generates from future residents of this project will greatly affected the safety of the students. At the moment, traffic on Anderson Street is already heavy with cars queueing to enter Westfield Shoppping Centre. With more residents moving into Anderson Street, traffic will get even worse. High rise buildings on Anderson Street will block the easterly sun in the morning and may cause depression and anxiety to existing residents in the Pacific Place complex.

I am writing to object to the proposed development at 54-56 Anderson Street.

While the inclusion of affordable housing is positive, the overall scale and intensity of the proposal are inappropriate for an area already experiencing high density and infrastructure strain.

Key concerns include:
Overdevelopment and excessive height
Environmental impact from demolition and vegetation loss
Increased traffic, parking pressure, and service demand
Overshadowing and negative impact on local amenity

Suggested Modification:
I respectfully urge the council to require a significant reduction in building height and dwelling numbers, and a more moderate commercial footprint to better integrate with the surrounding area. A mid-rise development with improved green space retention would offer a more balanced outcome.

I object to this project. This development will exacerbate the existing issues of TRAFFIC CONGESTION along Anderson St and its intersections with Help St, Endeavour St and Victoria Avenue, especially during peak hour, and is excessive and unsustainable development. It will INVADE privacy of local residents by overlooking neighbouring homes.
Affordable housing also MUST NOT BE ALLOWED to occur AT ALL because it will introduce additional social issues to this family-friendly area with low crime rates. The NSW State Government has had years to build new infrastructure and new housing to solve the housing shortage but instead is now overriding local councils and local communities to force through an inappropriate amount of dense housing into such a compact area in an established community with ZERO consultation. This mixed use development with affordable housing must not be allowed to occur.

Dear Sir or Madam
In conjunction with our neighbours in Violet Street Chatswood, we originally lodged with Willoughby City Council our strong objection to the planning proposal for 58 Anderson Street. In support of that objection we also submitted many signatures of residents in the local area who indicated their disapproval of that proposal. At that time we canvassed their views regarding the proposals for other developments along the western side of Anderson Street. There is no doubt that a large majority of residents of the “flower streets” are equally opposed to the mixed use development proposed for 54-56 Anderson Street.

As long-term residents of the conservation area directly to the east of this site, our objection is
principally to the overbearing mass of such a huge mixed-use structure in a prime residential area.
This is an area that already suffers from traffic congestion and the impact of massive office and residential towers in the vicinity.

The mixed use development proposed for 54-56 Anderson Street, is not justified for the following reasons:

• The proposed structure is far too tall for the area, overshadowing the residential areas to its north, south and east and intruding into the whole area with a domineering presence. It would tower over the homes and backyards in our area affording little, if any, privacy to residents. The structure would fail aesthetically in complementing the existing streets and local area and not blend in with the adjoining properties.
• The mixed-use element would bring an unwanted and unnecessary commercialisation to the area. The whole area of the Chatswood CBD has more than adequate commercial facilities to service the needs of the community.
• The structure would add significantly to the density of the population in the area, which is already too great. It would create more traffic in the whole area of the “flower streets”, add to the traffic congestion in Ashley, Anderson and Archer streets and further impede the flow of traffic on to the Pacific Highway from Ashley Street.
• It would exacerbate the parking problem in this area with workers parking all day, as there is no commuter car park. Parking in our streets and the unrestricted areas are usually fully occupied from very early in the morning.
• Additional population will add to the pressure on parks and recreational facilities and hamper access to shopping and other amenities. Residents of the area already experience the dumping of rubbish on nature strips, shopping trolleys being abandoned and the illegal parking of cars on local streets and in back lanes such as Nichols and Zinnia.

This proposal fails on these key issues and we respectfully ask that it be rejected.

We believe that the NSW Government should be taking a holistic view to development along Anderson Street. The relatively new building at 28 Anderson St should be the benchmark for the height of new buildings. If anything building heights going north should be reducing as they intrude into the residential area to the east and overshadow the apartments at 1 Day Street.

We need to build more housing near good transport infrastructure. Chatswood is one of the best connected locations in Sydney, and high density housing like this proposal is exactly what we need more of, especially with Sydney's expensive housing.

In regards to the car parking provision:
The development is proposed to contain 117 residential spaces. Based on the non discretionary parking rates in the Housing SEPP, the development is required to have 117 residential spaces. For context, the maximum rate of parking under the Willoughby Council DCP is 0.5 spaces per apartment, which would yield a maximum amount of 59 spaces. The lower rate of parking under the Willoughby DCP aligns with the good public transport access within Chatswood CBD. The developer appears to be proposing a parking rate which is higher than needed for the site in order to comply with the non-discretionary parking rates in the Housing SEPP.

However, the purpose of the Housing SEPP's non discretionary parking requirements is outlined  in Clause 19. "The object of this section is to identify development standards for particular matters relating to residential development under this division that, if complied with, prevent the consent authority from requiring more onerous standards for the matters."
Clause 19 does not restrict development consent from being granted if these standards are not achieved.
As a result, the developer should propose lower parking rates which would more closely align with the parking needs of a development in Chatswood CBD.
