I am the owner in Rhodes more than 9 years. I am writing to strongly object to the proposed development outlined below, which I believe poses significant and unacceptable risks to our community:
• Negative Impact on Families and Children:
• The development will remove or significantly reduce open, safe spaces where children can play and interact.
• The increased density and lack of recreational planning will leave no safe outdoor areas for families, particularly for young children.
· Crowded environments with high traffic flow around the development increase the risk of accidents, making it unsafe for kids to walk, ride bikes. And more criminal like the shooting accident happened in car park a couple years ago
• Overcrowding and Community Pressure:
• This proposal will overpopulate the area, placing immense pressure on already stretched community infrastructure, such as schools, playgrounds, medical services, and public transport.
• The sheer scale of this development is completely out of character with the existing family-oriented neighbourhood.
• Traffic, Safety and Congestion Risks:
• A major increase in vehicle traffic will compromise the safety of children and families walking or cycling in the area.
• Parking overflow and poor traffic planning will create dangerous conditions around homes, parks, and schools.
• The design does not appear to prioritise pedestrian safety or traffic calming in a highly residential zone

Look how crowded now and how loud is the traffic when motorbike and car passed at night!

Rhodes infrastructure cannot support this new development - with bottlenecks both in and out of the peninsula and limited public transport options this is not going to be a win for anyone - not current residents and not new residents moving in. Using a low income housing as a loophole to build more is frankly a disgusting cash grab by the developers. Anyone who lives or visits Rhodes is aware we face huge issues in access. The one submission in support of this does not even live in Rhodes. This development will impact the social welfare of residents, it is well known we are already a relatively high density suburb and there is a connection between high density and the safety of residents in terms of psychological health, crime, social harmony. The environmental impact of such a large development right on the water should also be considered - there are mangroves right nearby by that are by their nature, delicate. Please stop destroying the lovely suburb we try so hard to keep!

The area is already really packed like crazy, come over and try yourself during the weekend or peak time and you will see how congested it is for both street and trains!! Feel free to join the local group / communities too and see how many people complaining about it. Having more things like this without a major upgrade in infrastructure and public transport (esp train) will just make everything going worse - esp with high rise.

What the area need more is the open space and public service like schools (esp primary and high school) instead of more high rise apartements

There have already been several high-rise building projects in Rhodes that have increased the number of floors through a policy of "providing affordable housing in exchange for increasing the planned floors". Even though not all these high-rise buildings have finished, the roads and railway stations in Rhodes have seemed to get overloaded. For example, there are so many people getting off at Rhodes station even at non-peak hours. After a train arrives, cars waiting at the railway station crossing need to stop for more than two minutes to re-proceed. On weekends, there are usually traffic congestions in the exits of Rhodes, like Waker Street, and Rider Blvd.
If the government does not take strong measures to ensure that high-rise residential building projeccts strictly adhere to the original height, the ultra-high density housing, which will certainly lead to ultra-high density population, will be a fatal blow to the development of Rhodes.

The original strategic planning study by City of Canada Bay a couple years back has population and infrastructure calculated. Without further increase on infrastructure (including road, transportation rail, ferry, (where I believe pier funding had recently dropped), space, etc, increase in population and increase in height and level of apartment building cannot be supported.
