As the first stage of a project which will provide much needed affordable housing for Sydney, it is important this project be approved as soon as possible to help alleviate Sydneys housing supply crisis.

This large scale proposal will increase the traffic on Auburn road and Amy Street Regents Park. Current roads are already unable to accommodate current residents and traffic. Without consideration of roads and traffic it would be a disaster to commute through regents park from other suburbs.

Members of the Strata Management Plan 5957 would like to put forward our rejection of the proposal of the development of 30-46 Auburn Rd, Regents Park, NSW 2143

While we recognise that there is a need for affordable housing in Sydney, this proposal will place an undue burden on the residents of Regents Park.

The large-scale nature of the proposal would lead to an increase in the traffic flow on Auburn, particularly during peak hour. As it stands, the stretch of road from the roundabout at Wellington Rd through to the roundabout at Amy St, does not cope with the traffic flow at peak hour on Auburn Road. By adding this development to Auburn Rd, it would intensify this traffic issue. If we are going to develop Regents Park, we need to have the infrastructure to support it. Nowhere in the proposal does it mention an upgrade of our roads or plans to alleviate the additional load it will contribute to the traffic in the local area.

Further to this, the electricity and water supply has been under sustained pressure for quite some time. These utilities are overdue for an upgrade and by developing the suburb without consideration to this issue will result in a poor outcome for established and future residents.

The proposal needs to consider the concerns raised above by either not proceeding with the development or including a plan to upgrade and support local infrastructure including roads, electricity and water supply. Failure to do so will be at the detriment of the residents of Regents Park.
