Message
This development will increase the supply housing, helping alleviate the housing crisis. The concerns of a few residents about the impact of this development in heritage, tree canopy, traffic, parking, and visual amenity of the area, should not prevent this development from proceeding.

Whilst this development is within a HCA, there are hundreds of similar detached houses in the area, and the loss of a few detached houses will not mean any part of history is lost, and it certainly should not prevent around 500 people from finding a place to call home.

To Whom It May Concern,

I'm writing to formally object to the proposed 10-story residential development of 377 apartments and 523 car parking spaces near my property. After reviewing the plans, I have significant concerns that demand a complete re-evaluation of this proposal.

Excessive Height and Impact
The proposed 10-story building is far too tall for our low-density neighborhood. This excessive height will lead to:
• Loss of privacy: High-level windows and balconies will directly overlook private yards and homes.
• Overshadowing: The building will cast long shadows, drastically reducing natural sunlight for adjacent properties.
• Negative visual impact: Our natural views will be obstructed, and the neighborhood's character will be negatively altered.

Loss of Green Space and Trees
This development requires clearing a large green space and removing many mature trees. This is not only ecologically damaging but also reduces our community's access to vital green areas. Existing vegetation is crucial for carbon sequestration, urban cooling, providing wildlife habitats, and enhancing our environment. Removing these assets goes against environmental sustainability and sets a worrying precedent.

Increased Density and Pollution
With 377 apartments and 523 car spaces, this project will bring a huge influx of people and vehicles to our quiet neighborhood. This increased density will likely cause:
• Noise pollution: From more cars and human activity, especially in the evenings and on weekends.
• Air quality concerns: Due to higher vehicle emissions and reduced airflow from the dense building.
• Traffic and congestion: Our roads will become congested and unsafe for pedestrians and cyclists.

Inadequate Infrastructure
The proposal fails to address the increased strain on our already pressured infrastructure. Specific concerns include:
• Drainage and sewage: Our current systems may not handle the added load, increasing flood risks or system failures.
• Traffic management: Local roads are too narrow for such a high volume of daily vehicle movements.
• Utility strain: Demand for electricity, water, and internet will overstretch limited services.
• Lack of public facilities: There's a noticeable shortage of parks, schools, and healthcare services to support this population increase.

Construction Disturbance
The construction period will involve heavy machinery, prolonged site work, and constant deliveries. This will be highly disruptive, leading to:
• Reduced quality of life: For residents during daily activities.
• Safety risks: For pedestrians and schoolchildren.
• Ongoing pollution: Dust, vibration, and noise for an extended period, possibly several years.

While I support necessary urban development, it must be balanced with community interests, environmental protection, and infrastructure planning. This proposal lacks due consideration in these critical areas and threatens our neighborhood's livability, safety, and character. Therefore, I respectfully urge the planning authority to reject this proposal or demand a substantial redesign that aligns with the area's true scale, infrastructure, and environmental realities.
