I OBJECT to the amended proposal for the Crows Nest Over Station Development because it
creates a significant oversupply of both residential and commercial space, demonstrating
that the size of this development is unwarranted and unnecessary.
BUILDING HEIGHT: The decrease in the number of storeys for Building A is misleading
Commercial office storeys are spaced higher than residential storeys so a 21 storey
commercial building will be comparable to a 25 storey residential building. This means in
effect the height has only been reduced by about TWO storeys.
OVERSHADOWING REMAINS A SIGNIFICANT PROBLEM
The new images give the impression of greatly reduced bulk, when that is just not the case.
A reduction of the height of 7.4 metres will only minimally reduce the overshadowing effect
on the Crows Nest village. The proposal makes no effort to address the overshadowing of
properties in East Wollstonecraft.
COMMERCIAL SPACE IS MORE THAN DOUBLE WHAT IS REQUIRED
The 3 buildings on the Crows Nest Metro site will now have non-residential floor space of
47,636 sqm - enough to support 6,000 jobs. Sydney Metro is claiming it will support 2,225
jobs. If the proposed amount of floor space were built, it would be more than double the
amount needed.
RESIDENTIAL APARTMENTS PLANNED ARE MORE THAN ARE NEEDED
Changing the designation of the 17-storey hotel to a residential tower will further increase
the oversupply of apartments in the precinct.
OPEN SPACE – PUBLIC PLAZA STILL NEEDED
Metro estimate 10,000 pedestrian movements/hour into and out of the Crows Nest Metro
Station at peak hour. Given this proposal provides a surplus of residential AND commercial
space, I would like to see Site C become a public plaza rather than a 9-storey building.
The community is asking for a low rise Over Station Development, with a meaningful
reduction in heights rather than the token reduction contained in this proposal.
We also want community facilities such as a library and child care centre AND open space
outside the building for commuters and residents to enjoy

I suggest you delete the 'blob' office building C from the project to allow more open space for the thousands of commuters, residents and visitors who will inhabit the area.

I writing again to object to the current proposal for the development above the Crows Nest Metro station in terms of its current proposed height and scale being the two 27 storey residential towers, the 17 storey hotel and the eight storey commercial building. There has been no significant change since the original proposal and following community objections and consultation. In short, the development should be in keeping with community expectations (given we live here!) and the feel of the Crows Nest area and community. I would expect the height of the proposed buildings to be at least a third of the current proposed heights. I fully support the submission (see attached) put forward by the Wollstonecraft Precinct which provides more details of our clearly articulated concerns which have not been addressed in responses by Government or the Metro in various promotional material. An acknowledgement of our concerns does not mean that it has been taken into account.

The new proposal while reducing the height of one building does little to address my concerns and those of the community.

The issues of excessive height, overshadowing of the Crows Nest village and the West side of Pacific Highway ( residential streets such as Nicholson st and beyond into Wollstonecraft) remain.
The loss of character of the village is also ignored.
Moreover, these buildings add to an already gross oversupply of residential apartments and now office space (considering the current situation which is not likely to bring a higher need for office rental space) in the St Leonards Crows Nest area.

A height of 6 to 7 storeys would be appropriate.
Of course this whole project is only one part of the ghastly Crows Nest St Leonards 2036 plan which increases allowable heights all over the area (even when it does not, it actually leaves the door open for this to happen through a loophole) and truly sets out to finish ruining liveability, character and amenity for the existing residents of Crows Nest St Leonards Greenwich and Wollstonecraft.
There is no extra open or green space either.

The NSW goverment is trying by hook or crook to saddle Crows Nest with an excess of buildings of a height that don't simply match the area, and will potentially significantly reduce the livability of the area. If it came down to a choose of accepting the current or previous proposal or losing the metro station, I'd choose to lose the station (I know that is not going to happen at this stage).

The new proposal is no better than the previous one, addressing none of the concerns, in fact through a judicious use of scale in the pictures and changing of building type (residential to comercial) it appears to be an attempt to trick locals into accepting this over-development.

I strongly support the attached submission made by the Wollstonecraft Precint of which I am a member. In my view, it encapsulates the many significant weaknesses of the proposed OSD. Moreover, the current plans for the OSD fail to take into account the many flow on effects of COVID 19 and the their likely implications. Considerably re-thinking of these plans is essential for community well-being and the effective use of taxpayer funding.

I am a resident of Wollstonecraft, and I want to fully endorse the excellent submission by Wollstonecraft Precinct on the above project.

Once again, it is extremely disappointing that regarding the height of the Crows Nest Metro towers, the wishes of the community have been totally ignored.
It is also very disappointing that in this amended proposal you are attempting to mislead the community by incorrectly suggesting the heights of the towers have been reduced by 6 storeys. I expect the government to present the facts accurately.

The reduction in the heights of the towers in this amended proposal is around 8 metres, or a mere 2 storeys. Even if the heights had been reduced by a legitimate 6 storeys, they are still far too high.

Towers of this height will irrevocably change Crows Nest. You have received a very strong message from the community that we don’t want towers in Crows Nest. The amended proposal for the OSD has done nothing to address the overshadowing effects on Crows Nest Village, and also for the residential area of East Wollstonecraft.

Please reduce the heights of the towers, and on some of the site (Building C), provide some meaningful open space.
