I am one of the owners from the Princeton Apartment. Princeton Apartment
is adjoining to the Sydney Metro Station Pitt Street (South) and its
development under SSD 8876.

From my view, the SSD 8876 is an overdevelopment proposal without
fully community consultation. The proposed building over the metro
station will have serious impact to my living in Princeton and its
nearby area:

1) causing huge loss of northern view of my living room (see attach
photo #1).
2) reducing significant solar access to my living room (see attached
photo #2).
3) Further overshadowing Hyde Park which has limited sunlight access
from already crowded surrounding buildings (see attached photo #3).

As the owner of Units 91, 92 and 104 and a resident of the Sydney CBD for
well over 20 years, I have strong objections to the proposed
development application. I am considering moving back to Sydney in my
retirement (with my family) and this proposal would ruin the light,
privacy and lifestyle there, not to mention drastically destroy the
property values. All three Units have windows facing the North.
Lighting and heating costs will be dramatically increased by losing
the northern aspect. The views to the North over the CBD and harbour
will also be greatly reduced. This was one of the prime reasons for
buying the units in the first place.
And what of Hyde Park? Surely this development will transgress the
covenant which has up till now, prevented tall buildings being
constructed near the southern end of Hyde Park and the War Memorial.
Does this not apply?
The heritage buildings of the Edinburgh Castle hotel and the Fire
Station will be dwarfed by this monstrous construction and seem to
have had little consideration.
I do not see how this development possibly complies with the State
Environmental Planning Policy No 65, Sydney Local Environmental Plan
2012 and the Apartment Design Guide.
I can assure you that when I purchased these Units at the time of
construction there was absolutely no mention, written or otherwise,
that I would have a building constructed right next to my units and
loose the sunlight, privacy and magnificent views.
I trust that you will reconsider this development and push for a far
less greedy use of the site.
