The proposed dwelling area vs recreation area is too dense with the vast majority of existing green space and trees being removed. The tenants will therefore gather in Coral sea park and the adjoining streets, potentially increasing the already prevalent anti-social behaviour in the area.

The proposal should reduce the number of units and increase the green space, aiming to retain more of the existing trees and reduce the reliance on existing, and already utilised local green space. Ultimately this project should aim to have as minimal a negative impact on existing residents as possible. This feels like an attempt to cram as many people into one spot as possible and hit a social housing target without much further thought.

Furthermore the marked increase in heavy vehicle traffic during construction has been overlooked. Fitzgerald Avenue is already a very loud and degraded road surface. This project will only further degrade the road- without plans to remediate/ resurface the road there will be ongoing negative impacts for residents the length of Fitzgerald Avenue.
