The Development Application is for the demolition of existing structures and the construction of a shopping centre with associated signage. The proposed shopping centre will be two storeys in height and will include 8,026.55m2 of commercial gross floor area. The shopping centre will include a Woolworths Supermarket, 5 specialty stores including BWS Liquor, a Medical Centre, Child Care Centre and two office premises. The proposed shopping centre will include at grade and upper level car park comprising 334 car parking spaces.
The proposal includes the construction and dedication of public roads including the relocation of Hector Court and Severn Vale Drive. The site is bounded by Hector Court, Affleck Circuit, Severn Vale Drive and Memorial Avenue. Access to the shopping centre will be from Hector Court and Severn Vale Drive.
The application is classified as 'Nominated Integrated Development' pursuant to Clause 91 of the Environmental Planning and Assessment Act 1979 and Clause 5(1b) of the Environmental Planning and Assessment Regulations 2000, requiring referral to the NSW Office of Water for concurrence.
