The subject site (‘the site’) is known as Lot 1 DP 419686 (51 Etna Street), Lot 2 DP 419686 (53 Etna Street), Lot 2 DP 1027283 (55B Etna Street) and Lot 2 DP 555943 (64 Beane Street), Gosford. The site covers an area of 8,107.8 m² with three street frontages to Etna Street, Henry Parry Drive and Beane Street (unformed portion). The site also fronts an unformed lane at its western boundary. The site slopes down from the south east to north west.
This application seeks approval for the subdivision of 550 m² of the lot known as 55B Etna Street with the retention of the existing dwelling and the amalgamation of the residual portion of the lot with 51 and 53 Etna Street and 64 Beane Street. On the new amalgamated allotment of 7,557.8 m², the development of a multi-unit residential development comprising of two residential flat buildings above a car parking podium and townhouse style housing with basement car parking is proposed.
Vehicular access is proposed from Etna Street and pedestrian access is proposed from Etna Street and Beane Street. The proposal seeks to utilise the Clause 8.9 incentives for Height of Buildings. The FSR complies with the applicable control.
