The Hills Shire
Planning proposal to facilitate a high density residential development comprising 128 dwellings over six buildings by:
- Rezoning the site from R2 Low Density Residential to R4 High Density Residential;
- Amending the minimum lot size from 700m² to 1,800m²;
- Removing the current height of building limit of 9m;
- Allow a maximum floor space ratio of 1.44:1;
- Identifying the site on the Key Sites Map and introduce a clause that incentivises site amalgamation and the delivery of a publicly accessible through - site link; and
- Amending Clause 7.12 ‘Development on certain land within the Sydney Metro Northwest Urban Renewal Corridor’ of The Hills LEP 2019 to allow a reduction in the number of larger two bedroom dwellings if the number of larger 3 bedroom dwellings is increased by an equal number of dwellings.
