The planning proposal seeks to rezone the subject land from:* part B6 Enterprise corridor and part R2 Low Density Residential to B4 Mixed Use; * increase the maximum permissible height of buildings (currently: 12m [4 storeys] and part 9m [3 storeys]) to 31 metres [9 storeys];and* increase the FSR (currently: 1.5:1 and part 0.5:1 to 2.25:1)to enable the development of a neighbourhood centre comprising up to 590 dwellings, 8,362sq.m. of retail/commercial floorspace and a community hub of 600sq.m.
