Sydney Fish Market site in Blackwattle Bay Precinct

Proposal: Area 17 is located at the existing Sydney Fish Market site in the Blackwattle Bay Precinct and is owned by Infrastructure NSW (INSW).
The Department of Planning, Housing and Infrastructure (the Department) received a proposal from INSW to rezone Area 17 as a State Assessed Rezoning Proposal under the State Significant Rezoning Policy.
The Department publicly exhibited the draft Rezoning Proposal and supporting documentation from 12 December 2024 to 31 January 2025. View the Finalisation Report and exhibited documents below.
The finalised Rezoning Proposal amends the planning controls in the Sydney Local Environmental Plan 2012 (LEP) to allow for more residential floor space, supporting the delivery of approximately 320 additional homes near infrastructure, public transport, open space and jobs. The affordable housing provision of 7.5% remains unchanged across the precinct.
