Bega Valley Local Environmental Plan 2013 (Amendment No 1) - Rezone various properties at Bega, Bermagui, Eden, Tura Beach and Merimbula

To provide additional supply of medium density residential dwelling and tourist development opportunities to meet demand in existing urban areas identified through submissions to Local Environmental Plan 2013.Following is a summary of each site:1. Tathra Road, Bega - the site is 58 hectares and is located on the fringe of Bega. The planning proposal applies an R3 Medium Density Residential Zone with a minimum lot size (MLS) of 1,000m2 to approximately 4 ha of the site which is flood free and fronts the Bega/Tathra Road. The remainder of the site will be zoned RU1 Primary Production with a MLS of 120 hectares. The site adjoins the new Bega Regional Hospital site. 2. Newton Road, Bega - The land is no longer required for road improvements. The surrounding R2 Low Density Residential Zone is to be applied to the land. 3. Lamont Street, Bermagui - It is proposed to be zoned R3 Medium Density with a MLS of 1,000m2.4. West Street, Bermagui - To be rezoned R3 Medium Density Residential with a MLS of 1,000m2.5.Princes Highway, Eden - This is part of the Eden Gardens Country Club. It is proposed to rezone it R3 Medium Density Residential to provide opportunities for housing and other developments that would complement and benefit from the adjoining golf course, bowling greens and club facilities, including seniors housing and other types of accommodation and home industries.6. Tura Beach Drive, Tura - It is proposed to rezone this site R3 Medium Density Residential as it is close to services and infrastructure.7. Sapphire Coast Drive, Merimbula - It is proposed to rezone the majority of the site to R3 Medium Density Residential with a 1000m2 MLS and maximum building height of 14m. Other parts of the constrained site will be rezoned a mix of E4 Environmental Living with a 4ha MLS, E2 Environmental Conservation and RE2 Private Recreation.
