Cessnock Local Environmental Plan 2011 (Amend No 5) - Averys Village Precinct Rezoning at Heddon Greta

The draft LEP aims to rezone the Averys Village Precinct (174ha), Heddon Greta from RU2 Rural Landscape to part R2 Low Density Residential (117.5ha) and part E2 Environmental Conservation (56.5ha) Zone under the Cessnock LEP 2011. The rezoning will create approximately 960 residential allotments and protect environmentally significant land.The Director General signed the s54 notification letter and advised Council to continue with the preparation of the draft LEP on 22 July 2009. The draft LEP was converted from a pending LEP to a planning proposal under the current Part 3 of the EP&A Act 1979 on 10 December 2012. There has been a number of timeframe extensions due to delays in preparing the Development Control Plan, Section 94 plan and negotiating the environmental biodiversity offset package with the Office of Environment and Heritage.
