The proposal aims to provide greater flexibility in the existing development layout by amending the zoning of the site to remove the RE2 Private Recreation and RU2 Rural Landscape zones and rezone a larger portion of the site R2 Low Density Residential and significant vegetation E2 Environmental Conservation under the Cessnock Local Environmental Plan 2011. However to maintain the density and scale of development, the number of residential dwellings will be capped at 1,364 consistent with the approved masterplan and supporting studies.The southern commercial precinct zoned B1 Neighbourhood Centre has been retained.However the small commercial area in the centre of the site is proposed to be rezoned R2 Low Density Residential because neighbourhood shop are permissible in this zone.
