Gosford Local Environmental Plan No 474 - Parkside at Terrigal

The proposal seeks to rezone land at Terrigal to create a 'Home Based Business Park'.Under the existing planning instrument the land is predominantly zoned conservation and scenic protection with a small area zoned residential. Under the draft Gosford LEP 2009 the site is proposed to be zoned E2 Environmental Conservation, E3 Environmental Management and R2 Low Density Residential. The proposal seeks to rezone this land to R2 Low Density Residential, RE1 Public Recreation, RE2 Private Recreation and E2 Environmental Conservation.The proposal is a community title subdivision and includes provision of a 'business hub' which will include meeting rooms, conference facilities, clerical support, child minding facilities and other business support related services some of which will be available to the general public. The PP relies on the Sustainability Criteria for new land releases as the site has not been identified in the Central Coast Regional Strategy.The land affected by the proposal comprises of six lots (Lot 2 DP 1111392, Lots 8 & 9 DP 876102, Lot 202 DP 831864, Lot 4 DP 37914, Lot 1 DP 381971).Mapping is provided in the documents section of the report and shows current zoning; proposed zoning under the draft Gosford LEP 2009 and the new zoning proposed by this PP. Aerial plans with the development footprint, a slope plan and photos of the site have also been provided.
