The planning proposal seeks to rezone land identified as 311 Hume Highway, Liverpool (Lot 71 DP 1004792) and amend the relevant development controls applying to the land. The proposed amendments include: rezoning the site from B6 Enterprise Corridor to B4 Mixed Use; increasing the maximum building height from 24 metres & 45 metres to 25 metres & 100 metres; increasing the maximum floor space ratio from 2.5:1 to 6:1; removing the site from the Key Sites map; and amending Schedule 1 Additional Permitted Uses to allow residential dwellings to be provided on the ground floor on the site subject to provisions of non-residential floor space and active street frontage. The planning proposal is to facilitate the development of three buildings on the site, consisting of a 32 storey mixed use building of 100 metres height and two 8 storey residential apartment buildings of 25 metres in height to accommodate 318 units and 637 sqm ground floor retail floor space.
