The Planning Proposal aims to rezone the existing Muswellbrook Showground site, which has a total area of 13ha, from RE2 Private Recreation to part B2 Local Centre and part B5 Business Development zone under Muswellbrook Local Environmental Plan (LEP) 2009. The bulky goods precinct, proposed to be zoned B5 Business Development, covers an approximate area of 10ha.The Planning Proposal introduces a new B5 Business Development zone into the land use table, which aims to encourage bulky goods premises that support the viability of the existing town centre. It also establishes a maximum floor space ratio of 2:1 and building height of 13m.A local clause is also included in the LEP to require the preparation of a Development Control Plan (DCP) to address the key planning issues before any development application is approved.
