Parramatta LEP 2011 - 142 to 154 Macquarie Street, Parramatta (+380 dwellings and 840 jobs)

The planning proposal seeks to amend the Parramatta Local Environmental Plan (LEP) 2011 as follows:
1) Amend the maximum height in the Height of Buildings Map (Sheet HOB_010) from 54 metres to Part 0m, part 76m, part 84m, part 97m, part 156m;
2) Amend the maximum floor space ratio on the Floor Space Ratio Map (Sheet FSR_010) from 4:1 to 7:1;
3) Amend the Special Provisions Area Map to enable the application of Clause 7.6 Airspace Operations;
4) Introduce a Site-Specific Clause which mandates a minimum 21,000m2 of non-residential floor space;
5) Apply a maximum car parking rate in accordance with the Parramatta CBD Strategic Transport Study.
Public Benefits as part of draft VPA:
- Through site links and public access to areas within the plaza;
- Embellishment of new public open space, public squares and shared lanes in accordance with winning Design Competition scheme;
- Monetary contribution to Council, to be applied towards Parramatta City River Strategy and towards improvements to Argus Lane and James Ruse Reserve;
- Dedicate land for the purpose of widening Macquarie and Harris Streets needed for the delivery of Parramatta Light Rail.
