Parramatta LEP 2011 - 55 Aird Street - amend HOB and increase FSR control to 10:1 (+14 dwellings or +155 hotel rooms, 126 jobs)

This planning proposal seeks to amend the Parramatta Local Environmental Plan (PLEP) 2011 on land at 55 Aird Street, Parramatta:
- amend the maximum height of building (HOB) from 36m to 80m;
- amend floor space ratio (FSR) controls from 4.2:1 to 10:1 (6:1 following application of the FSR sliding scale);
- introduce a site-specific clause which mandates a minimum 1:1 non-residential floor space provision;
- Amend clause 7.14 to apply a maximum car parking rates to the site in accordance with the Parramatta CBD Strategic Transport Study;
- Include a site-specific caluse which limits the design excellence bonus achievable under clause 7.10 of PLEP 2011 to a maximum of 15%
These amendments are sought with the intent to facilitate a hotel.
