Rezoning of Area 14-1B Lake Cathie Urban Release Area for urban and environmental protection purposes

The planning proposal seeks to rezone land at Ocean Drive Lake Cathie from Rural 1(a1) under the Hastings LEP 2001 to zones consistent with the Standard LEP format being R1 General Residential, R3 Medium Density Residential, B4 Mixed Use, RE1 Public Recreation, E2 Environmental Conservation and E3 Environmental Management. A Part 3A Project Application/Concept Plan has been lodged with the Department proposing low and medium density residential subdivision and the development of a "Hill-top Village" comprising development for residential, tourist and commercial use. An area of public recreation is adjacent the village area and environmental protection zonings provide protection/ buffer to Littoral Rainforest No 116.Rezoning of the land is necessary to allow the Minister to determine the Part 3A application.
