Amendment 12 proposes a number of changes to Council's principal LEP including one spot rezoning, two amendments to Clause 14 of the LEP (which allows additional uses), one reclassification and changes to Council's Flood Planning Maps. The proposed changes are summarised below.25 Baringa Road, EngadineThis former Rural Fire Services site is proposed to be reclassified to remove a restrictive use covenant. It is already zoned residential and classified for operational purposes. Council intends to sell this surplus site for residential purposes.97 Soldiers Road, JannaliThis site is currently zoned Zone 2 - Environmental Housing (Scenic Quality). The landowner has asked Council to rezone the site to Zone 4 - Local Housing so that townhouses can be built on the site. Instead Council proposes to retain the existing zoning and amend Clause 14 of its LEP to allow townhouses on this site as an additional use. Council does not propose to rezone the land because it is bush fire prone and Council does not want to make any other additional uses permissible on the site.111-119 Princes Highway, SylvaniaCouncil also proposes to amend Clause 14 of its LEP for this site. The existing residential and motor showroom use of the land will remain. Council proposes to add other additional uses including business premises, hotel, motels and food shops. 4 Shiprock Road, Port HackingA small section of this block of land is proposed to be rezoned from Environmental Housing to Open Space so it can be acquired by Council. Council's intention is to use this land to provide public access to the foreshore and Shiprock Aquatic Reserve.Flood Planning MapsThe Flood Planning Maps are proposed to be updated to reflect the changes brought about by the implementation of the Oyster Creek Floodplain Risk Management Plan. These changes include a reduction in the number of properties affected by flooding and a reduction in the extent of flooding on some properties.
