How do I appoint a principal certifier?
How do I appoint a principal certifier?
A principal certifier must be appointed before building or subdivision works commence, when that work requires a construction certificate or a complying development certificate. The principal certifier will oversee the development’s construction phase and will complete the mandatory inspections to make sure that building standards are met. Once the building or subdivision work is complete, the principal certifier must complete the final inspections and will issue the final occupation certificate if all requirements have been satisfied.
Please view the step-by-step guide, How to appoint a Principal Certifier for more information.

I need to renew my short-term rental accommodation (STRA) listing. I am being asked to input a unit number, but I don’t have one. What should I do?
Changes to the short-term rental accommodation policy in October 2024 requires a unit number to be provided when registering or renewing a registration for a ‘multi-dwelling’ property.
When you created your original property listing, the residential accommodation type selected was ‘multi-dwelling’. This means you are required to input a unit number.
If the incorrect accommodation type was selected, please contact the customer support team via the online form for assistance.

To transfer a STRA registration, the previous owner will need to de-register the current registration, allowing you to create a new property ID.
Note: If there are future bookings linked to the property ID, these will need to be cancelled prior to the previous owner de-registering the property.
For more information, on either the de-registration or registration of a STRA property, please view the Quick Reference Guides on the NSW Planning Portal.

An applicant selected that they have a BASIX certificate in their application form, but they do not. The Portal is now requiring that a BASIX Certificate be provided as part of the Construction and Occupation Certificates. What can they do?
There is a system validation where a BASIX Certificate will need to be uploaded if the applicant answers Yes to the question “Do you have a BASIX Certificate?”. The selection of “yes” on the development application form will also identify a BASIX Certificate as a mandatory required for the related Construction and Occupation Certificate applications as they are linked applications.
When reviewing a submitted development application or complying development application, please ensure that the content within the application is correct prior to lodgement. You will be unable to amend this information on the Construction or Occupation Certificate applications without contacting customer support.
