Parramatta North Precinct state-led rezoning proposal


The Parramatta North Precinct draft rezoning proposal was available for public feedback between 13 January and 24 February 2025.

The proposal, prepared by Property and Development NSW, seeks to transform the precinct into a collection of neighbourhoods, connected by green corridors and public open spaces, supported by education, innovation and commercial land uses. 

The proposal seeks to implement new planning controls to deliver:

  • approximately 12,000 new jobs by 2047
  • about 2,000 new homes, including 5-10% affordable housing
  • 10.5ha of public open space including sports fields, parks and gardens, plaza’s and squares and play spaces

Thank you to the community and stakeholders who provided feedback on this proposal. The Department of Planning, Housing and Infrastructure (the Department) will now review all feedback received and, if required, work with Property and Development NSW to make changes to the rezoning proposal to address any issues raised in submissions. The Department intend to finalise the rezoning proposal by late 2025.

If approved, the rezoning will facilitate delivery of a new local centre and residential neighbourhood at the Ngara Parramatta Light Rail stop, and a new top 100 university campus supporting 25,000 students.
