the plans do not match the basix Certificate regarding the solar water heating commitments
a quicik scan of the BASIX Cert states at least two areas of solar THERMAL panels (150 sq m - apartments and 10 sq m (townhouses), not photovoltaic panels
The roof plan for apartments indicates 3 largish (but shade afffected - by lift over-runs) 'indicative areas' of P.V. systems (i.e. for electrical generation). The architects are treating renewable energy systems without serious thought and not matching BASIX commitments. they need to show exactly how they are goin to provide solar thermal panels fo water heating or change the basix certificate to state their genuine P.V. commitment. Also seem to they indicate a single centralised water heating system for all three apartment blocks -this seems unlikely. Plus a single centralised water heating system for the 10 houses described on second certificate - ? this again seems an unliley design solution. Have Gradwell consultants who completed BASIX certificate actually cross checked with architect on these matters and are the windows that are modelled (inc. double glazed units) actually labelled on the plans (i.e. by architect) in addition to the NatHERS modellers spec block on sheet DA 0201?

Good design overall. Possibly the elevations could feature more vertical features to balance the strong horizontal elements. Retail or other publicly accessible uses are needed for the Northern ground level fronting the promenade however. Look at the Royal Newcastle development opposite Newcastle Beach where ground floor terraces front Shortland Esplanade. That is a dead-space nowadays and arguably in hindsight was not in the public's interest.

A suggestion would be to include on the northern ground level many smaller retail spaces of <100m2, as this allows smaller cheaper-rent businesses to establish and increases turnover of tenancies as well as encourages innovation. It would also discourage national/multi-national retailers like McDonalds, Hoggs Breath etc. This would attract more people to the area than similar developments have done in the past in Honeysuckle.

Although I live in the next building the which is also of Dorma construction there is some problems that this company need to address.
1. The height and or floors of each building they construct has increased, are they complying with height limits ?
2. They use cheap building materials from China, balcony glass has been exploding and water pipes are cracking.
3. Sufficient parking is not provided.
4. Their building looks directly into the bedrooms of 19 Honeysuckle and no privacy screens are provided.
I do not want to be a sook but Dorma construction do not address there mistakes.

A proper assessment of its surrounds needs to be conducted taking into account the location of this development in conjunction with the SEPP Boundary.

The design needs to ameliorate current and future amenity impacts.

Post construction verification that design standards have been met needs to take place.

Hunter Water does not have any concerns with connection of the proposed development; there is sufficient capacity in the water and sewer networks, and there are no unusual stormwater implications on the adjacent Cottage Creek.

Standard conditions of consent regarding obtaining a Section 50 Certificate from Hunter Water prior to construction will apply.
