Bulk & Scale of 37 units & 7 residential care facility rooms for this NEW building D, that is a 6 storey high building fronting Dangar St...neighbouring and adjacent to a conservation area that definitely will be impacted visually. This 6 storey building needs setbacks to be increased and not to have more than a 2 storey height at the Dangar Street frontage with further height only allowed as you step back into the centre of the large site.
More parking spaces are needed on site, as visitors, family , residents & tradespeople already cannot find parking spaces. Many of these residents will have 2 cars and there will be extra staff that take up street parking.
This proposal has been allowed to bypass Randwick Council & gone straight to Dept of Planning & Environment.
Randwick Council will also be lodging a letter with their concerns /objections. The [R]LEP height for this site is 9.5 M, under a state significant DA they can get a bonus up to 13.3 M....
This current application goes way above that adding an extra 2 storey with rooftop access at the height of 22.8M
This is totally unacceptable.
The area in question is adjacent to the Heritage Conservation Area in Randwick North, which is subject to stringent rules governing residential construction. Allowing a six-story development within the visual proximity of the heritage conservation area would have a detrimental visual impact on the character of the neighborhood. Preservation of heritage-listed areas and their visual surroundings is paramount to maintaining the historical and aesthetic value of Randwick North.
I live directly across the road from the site at 11/ 69-87 Dangar Street and I and my neighbours will be greatly impacted by the current proposal if it is approved.
I understand that it is a large site with the scope to increase capacity and that there is a great need for more aged care facilities in our city due to our aging population. As such, I accept that development of the site is inevitable and in the greater good with respect to the community. Having said that, the current proposal is completely inappropriate for the area and will unnecessarily impact the streetscape and surrounding neighbours with its excessive height.
The height increases sought in the current proposal are simply outrageous and are a cynical attempt to improve the amenity within the complex at the expense of the streetscape and surrounding residents in Dangar Street and in the Centennial Apartments on King Street.
If this proposal were to be determind by Randwick Council, it would be rejected on height alone. The fact that it is to be determined by the Minister who does not have to take the LEP in to account is incredibly disappointing and frustrating for local residents. As our state member, I would respectfully ask you to review this proposal and make a submission to the Minister on behalf of the local community to reject the parts of this proposal that would increase the height of Building D above the current approval and help to reduce the impact on the local residents.

I would like to see traffic evenly distributed from Alison Road to King Street for this project. It’s unacceptable for dangar street to be the main thoroughfare for construction and trade vehicles. Already the 9pm-6am no heavy vehicle rule is being abused. It is not acceptable for trades and construction vehicles to be congesting dangar street, treating it as a highway. Nor will it be acceptable for trade vehicles using dangar street prior to 6am. This should be enforced. The road noise is already intolerable from abusing this. The development is an eyesore and Montefiore should be creating parking and diverting traffic via King Street. Please reduce the speed limit on dangar street to 40km/h. This is an ongoing complaint. Dangar street should be local traffic only, akin to Wentworth Street.
