Currently, Macquarie Park is densely populated with numerous tall apartment buildings, making it noticeably more crowded compared to its neighboring suburbs such as North Ryde, Lane Cove, Eastwood, Epping, and Marsfield. The growth of Macquarie Park is generally welcomed, as it signifies progress. However, the issue lies in the fact that major infrastructure upgrades have not kept pace with the expansion of residential areas.
We are facing a shortage of both primary and secondary schools, with the nearest public school, Kent Road Public School, being a 25-minute walk away. Additionally, there is a dearth of large parks suitable for children to play in, despite having a few smaller parks like Elouera Reserve. Our access to healthcare facilities is also limited, with the closest public hospital being RNSH. Even the Macquarie shopping center is consistently crowded.
As a father of a one-year-old child, I am seriously contemplating moving out of the area due to these pressing concerns. The addition of 750 more residential units, accompanied by a limited set of new amenities such as a 4000sqm park, public event spaces, and a community hub, without a corresponding infrastructure upgrade, will only exacerbate the existing problems. I strongly object to this development and hope that we prioritize infrastructure upgrades instead.
While Build To Rent (BTR) has the potential to address housing issues by offering affordable yet high-quality homes, it remains unclear whether this BTR project, located in the heart of Macquarie Park, can provide both affordability and top-notch amenities simultaneously.
Lastly, I reside in building A of 82 Waterloo Road, and my unit faces southeast. The southern view is already obstructed by 80 Waterloo Road, and a portion of the eastern exposure is the sole source of sunshine. Given the anticipated construction of 20-story buildings on the Waterloo Road side, this eastern sunshine will be blocked by the new structures (a photo has been attached). I earnestly request that I be allowed to continue enjoying the limited sunshine.
In summary, I strongly object to the proposed development in Macquarie Park for the following reasons:
- The existing lack of essential infrastructure, including schools, large parks, and hospitals, in proportion to the growing residential population.
- The potential exacerbation of these issues with the addition of 750 more residential units and limited new amenities, without a corresponding infrastructure upgrade.
- Uncertainty about whether the Build To Rent (BTR) project can provide affordable rates and high-quality amenities, given its location in the heart of Macquarie Park.
- The impending loss of the sunshine, which is a significant concern for my current residence at 82 Waterloo Road.
I sincerely hope that these concerns will be taken into consideration.

This development poses several significant issues for our community:
1. Traffic congestion especially on Banda road where the only entrance and exit to ALL the Residents' carpark to Prime apartment is on Banda road.
2. Parking overload and delays for residents to access their carpark entrance and exit on Banda road: local parking infrastructure is already under huge pressure which will be exacerbated by the proposed development. With many commercial buildings and offices in Macquarie park, on road parking is already limited and full causing people parking at Macquarie Centre which already lacks enough parking availability. Often cars are backed up all the way from the Macquarie shopping centre to the round about on Waterloo road just to enter into Macquarie centre parking. This causes delays for residents to access our apartments' entrance on Banda road. Not being able to enter and exit our own carparks can also be a safety risk in case of emergency.
3. Noise disruptions. This will significantly affect the quality of life for residents who have already been enduring noise disruptions late at night, sometimes until 4am on Waterloo road. This has been ongoing and many residents have children, are retirees, working on shifts, work from home, requiring peaceful rest, affect our professional work, disrupt our sleep with early morning and all day noise which will increase physical and mental health issues.
4. Impact on views. This will significantly affect our views of Sydney Harbour bridge and cherished skyline, to no view at all greatly reducing the resale value of residents' apartments.

I object to this project given the impact it will have on solar access on my apartment located opposite the development (80 Waterloo Road).
My apartment currently receives very little solar access, especially during the winter months. This already results in dampness. With this development, there is a direct impact on solar access during the winter months in the morning, and also results in less solar access generally. I would appreciate if the developer can consider shifting their plans to lessen the impact on the overall neighbouring residential development. There appears to be plenty of space throughout the development where it can be shifted to not impact residents who already receive little solar access, so an optimal solution can easily be developed with limited flow on impact.

Currently there are already many high rise in Macquarie Park particularly on Waterloo Road. There are already over 1500 units and the traffic is so jam in the morning and afternoon . There is always not enough parking in Macquarie Centre for shopping. As the number of high rise keeps coming up there are no infra structure to support the area. Please do not build any more high rise apartment building in Macquarie Park.

This is an extreme overdevelopment of an area that has already crammed far too many high rise apartments, with more already under construction daily (eg the Meriton 59 level building underway on Talavera Road, with yet another apartment block being constructed immediately on the other side of the intersection). The proposed BTR site will have detrimental effects to the area’s already congested roads and overpopulation. There is simply insufficient infrastructure to support such a development.

Can you come around experience the daily crowded and transport congestion with not upgraded infrastructure (even no NBN internet) before you propose such a big project with a group of people who we cannot expect contribution to the society?

My apartment face direct to the construction site. The noise pollution and dust are my major concern. Also 23 stories high building block all our view and sun. It costs a lot if i have to move out and rent another apt due to this instruction. At the same time it won't be easy to rent out my apt during the construction. It definitely will be a disaster in both mentor and financial aspects to all people who live in our building.

The key reasons are:

The existing office buildings are not very old and when they demolish everything it will create a lot of air and noise pollution for us and many families with young children in the area.

In the last 5 years, we have witnessed a host of high rise residential buildings completed in the vicinity, along waterloo road, herring road and the talavera road. I lost count of the number of people moving into the area/vicinity.
This has already caused the local population to increase by several folds and has negatively impacted our daily life--shopping, community/sporting facilities, schooling for children, travel/traffic and parking facilities.
# The Macquarie Centre is very crowded on saturdays , sundays and public holidays. The shops/eating places are always full and it is difficulty to find a parking space in the centre.
# there is no library nor cultural facilities and insufficient sporting facilities in the area; no swimming pool!
# public high school places are in great demand and it is very competitive to get one even if you are in the catchment area
# in the rush hours, the metro trains are always full. With the metro extension to the CBD and its neighboring suburbs, more and more people will take the metro, by then , with the hugh increase of local population in macquarie park, the metro will be over crowded and difficult to get on during rush hours
# medical and hospital services are already over stretched. People have to wait for months before they can see a specialist at RNS hospital.
PLUS high rise residential building to be completed in a couple of years from now--midtown and macquarie rise. Midtown is a big projects spanning around 10 years. The above-mentioned negative impactS will become worse. Now the SSD 52604208 will definitely aggravate the problems.
We have not yet taken into account of the impacts of more and more commercial/industrial /business buildings completed and to-be-completed in the vincity.
My wife and I are eldery/retirees and spent a major portions of our hard-earned savings on our unit, hoping that we will have a good retirement and quality life. The construction of the proposed building project will seriously disrupt our peaceful/quiet retirement. The project will also our block our skyline, the greenery and views towards CBD. The value of our unit will diminish significantly which means our hard-earned savings are gone, just like that, with no fault of our own. BUT BECAUSE OF THE GREEDINESS OF DEVELOPERS!

I have been working and living quite nearby the project location. Given my profession and experience in this area, I have several reasons to object to this project.
Firstly, 85-97 Waterloo Road is originally zoned as a Commercial Zone (E2 Category), intended for commercial purposes. Therefore, any construction in this area should be used for commercial activities. The Goodman cannot build a Build-to-Rent (BTR) project here and claim it as "Commercial Use" (renting houses should not be considered commercial use, as it's not a hotel). "Commercial Use" should primarily refer to "Retail," "Office," or "Shopping-Mall" functions.
Secondly, Waterloo Road, Macquarie Park, particularly the area around 85-97 Waterloo Road, is already heavily burdened with traffic during office hours and off-peak hours due to its high-density population.
Furthermore, the surrounding environment in this area, such as the green tree covers, has been diminishing over the years due to the incessant construction and reconstructions.
In fact, the balance between the residential population, working population, commercial/recreational population in this area has reached its peak, which implies that introducing more residents without the need for property acquisition will undoubtedly disrupt this equilibrium. In the long term, not only will the natural environment deteriorate, but the once comfortable and appealing "Silicon Valley" working environment of Macquarie Park along Waterloo Road will also be compromised. (You can find the attachment of "landuse", "high-traffic volume" and "only-one shopping center within 1.5km of 97 waterloo road Macpark")
