I object to the marina on the following grounds:
1. Reduced visual amenity
2. The inappropriate scale to the proposed development in proportion to the size of Dolans Bay
3. Reduced water quality and environmental impacts on flora and fauna of the bay
4. Traffic and parking problems on Parthenia St will be exacerbated.
5. Impacts on other recreational users and residents of the bay in terms of noise and extra boating traffic .
6. Safety concerns for those wishing to paddle in the bay due to the extra traffic of large boats.
7. Impacts on private waterfront property access.

I am writing in support of the Dolans Bay Marina expansion.
Firstly I would like to say that, if the Application to Expand was not so onerous and expensive, marinas would apply for less berths when they do wish to expand.
Secondly, by creating berths rather than swing moorings, boats are able to be compacted into a smaller space. This leaves more of the river free to other users. As marina berths allow for boats to be more accessible to owners, boats in berths are far better maintained than those on swing moorings. This reduces the possibility of environmental hazards occurring as a result of poorly maintained boats.
Finally, from my experience as a marina owner, most boat owners are hard working, small business owners. I believe that there is a misconception that all boat owners are extremely affluent. In my experience, they work long hours, have little free time and on occasion are quite stressed. The majority of boat owners do not have the time to drive down the coast to a holiday house or caravan. They may only get one day off a week, if they are lucky. Having a boat that is easily accessible via a marina, is a means to get away and relax, without a lot of travelling. It is no more costly than having a holiday house down the coast. In a lot of cases it is probably cheaper.
I would appreciate if you took this knowledge into account when considering the Dolans Bay Marina expansion.

As a local resident and a concerned citizen, I totally oppose the proposal. Neither myself nor my family are directly affected by the proposal, nor do we have a vested interest to cause us to object.
However, having examined the proposal, I oppose the extension on the following grounds:
1. The mere size of the expansion is out of proportion with the area of Dolans Bay. The bay is public waterways and should not be handed over to one family for their own benefit.
2. People who are currently using moorings in the bay, will be forced to move to make way for the proposed extension. With the current waiting list for moorings, a lot of people will either be forced out of the area, out of boating or forced to take up a berth at Dolans Bay Marina, at a much greater expense than the cost of a mooring. This can only benefit the owners of Dolans Bay Marina - not boat owners - financially.
The aerial photograph used to show the proposed extension, is deceptive as it does not appear to have been taken in recent times. It does not show the number of boat currently moored in the bay, understating the impact the size of this development will actually have on local residents and local boat owners.
3. Landowners in Dolans Bay will have their quality of life reduced on several fronts - with reduction of the size of useable waterways available to be used, increased boating traffic, and most importantly, the inevitable increase in pollution from an additional number of boats potentially being brought into the bay.
4. The marina currently caters for parking for approximately 10 vehicles - well under the requirement for the current number of boats at the marina. It appears that the owners of the marina, may in the past have "flaunted" the law and shown total disregard for regulations and somehow have gotten away with not providing enough parking. What is the provision for sufficient off street parking to cater for such an increase in berths?
5. The marina, is situated on a bend in a narrow part of Parthenia Street. With cars potentially parked on either side of the road - should this development be approved, it will not be long before major accidents occur with cars trying to pass each other.
Any studies which may have been made of traffic and parking conditions in Parthenia St in relation to this proposal, that have not been undertaken on weekends, could only result in a gross misrepresentation of the true situation.
53 more boats at the marina, would only result in at least 53 more cars parking around the marina, grossly affecting the traffic flow in the area, and grossly affecting the safety and wellbeing of local residents entering and exiting their own driveways.
6. The need for such a large expansion to the existing marina can only be an expression of greed by the owners to increase their own wealth. The marina does not in any way provide any benefit to the community as a whole.
7. There are two other marinas (Burraneer Bay Marina and Cronulla Marina) in close enough proximity to Dolans Bay Marina, that offer far more amenities to boat owners and the public at large, making the necessity for this proposal totally superfluous.
