I oppose this project as it neglects the needs of existing residents. Given recent development in the area there has not been a commiserate increase in essential amenities and reliable public transportation. Additionally, there is already significant public and low income housing present in the area.This development would only add strain to the community rather than enhance its quality of life.

I strongly object to the proposed project, as it shows a significant disregard for the needs of existing residents. The development lacks essential amenities that would support and enhance the quality of life for those who already live in the area, leaving current residents to bear the burden of inadequate facilities. Additionally, the lack of reliable public transportation is a serious oversight, forcing residents to rely on limited, inefficient options that do not meet their daily needs. This project, as it stands, will only exacerbate the struggles of the community rather than contribute to its growth and wellbeing.

I object to the project as the planning doesn't cater for the requirement of lane cove north residents. Social housing increases the crime rates, use if drugs and with a school in vicinity, its not the right place.

It will also destroy the local trees and impact wildlife and increase congestion to the mowbray road

• Our community is a family friendly area, and surrounding buildings have minimal numbers
of 1 bedroom units.
• Adding 86 homes will have an impact on traffic in the area which is already very congested.
• Street parking is already very limited, adding another 86 homes will have high impact.
• Limited public transport access (3 day time bus routes via Mowbray Road) with current
bus schedule being just enough for the community with crowded bus at peak hours
• Homes NSW has currently made no consideration about incorporating commercial premises, which is highly needed in the area These are: a medical centre, a convenience store, a pharmacy, additional coffee
shops - please refer to recent motion voted by our lane cove council.
• Homes NSW confirmed to community that current high demands of housing concern 60% women with 66% aged above 50yrs, while SIA 5.2.2 clearly show that 50% are between 20-45yrs old - report is not consistent and in line with Homes NSW communications.

We have strong concerns about the current proposed 50% ratio for social housing (which is
significantly higher than the usual 70:30 ratio private to social housing) and the impact this will have
on our community with an increased risk of antisocial behaviour and security in the area, specially
when the proposed project is located within meters of a public school, a childcare centre, a tennis school and courts, the Mindarie Park and residential aged care centre.
From our research and understanding, the Lane Cove Council has already reached their targets in terms of social housing and we are yet to understand what is the overarching justification for another social housing building development in an area craving other needed amenities.

Homes of NSW advocates that project will allow people in needs, specially elderly single women to afford homes, however current proposed location is not in line with this project and so proposed tenants - no amenities around ( closest shop is located 25minutes walk away) , poor access to public transport ( closest train station 2.6km away with is a 45minutes walk, clearly not everyone has same definition of « doorstep concept » !!!!!!!!!), closest medical center is located 25minutes walk away.

SIA 5.2.2 table 9 clearly shows that Homes of NsW has conducted their ticking box exercise by « consulting » community  however community has unfortunately been totally disregarded and not been taken in consideration in this process while petition objecting process has been signed by more than 250 residents and circulated to local council, politicians & minister for housing.

We urge you to review the location of the project, homes of NSW and their CHP partners are already struggling to manage & maintain existing social housing building located in the area - our community is gathering image proof through the weeks/months showing poor state of the building located in Willandra/mowbray, how are they expecting to maintain a new building ? This poor management and maintenance heavily impact our neighbourhood which has already reach its target of social housing amount required by government.

I strongly object to this development.
1. Urban Design: The height being taller than any building nearby, will change the street characteristic.
2. Traffic, Transport and Accessibility: As highlighted in the SSI comments below, very few people would live in Lane Cove North without a car as it is NOT served well. It is NOT within walking distance to a train station, metro or even the Lane Cove Interchange/Lane Cove Village as the report indicates. There are no cycle paths. Moving vulnerable people without their own transport into this site is irresponsible.
3. Social Impact: The SSI is incredibly biased in its argument supporting it, namely
a. Misleading location as convenient by citing train stations nearby – there are NO train or metro stations within walking distance, Artarmon St referenced would be a minimum 40 min walk and Ryde is over an hour walk. Including them as convenient is false. There is a limited bus network relying on getting to the Lane Cove interchange. It would be highly unusual for anyone to live here without a car.
b. Parking under provided, the development has half the number of car spaces to apartments ratio, regardless of whatever minimum standard you reference, to live in Lane Cove North you need a car. The limited street parking is getting worse, Kullah Parade and Gordon Crescent have become almost too dangerous to drive down now, cars are parked up constantly causing a two way road to be reduced to one yet it is the main way to get onto Centennial Ave.
c. Amenities over-stated. Nothing is within walking distance except the “speciality grocer” (South African butcher) which does not serve the needs of a household shop given its limited stock at more than double supermarket prices – are you really expecting people in social housing to live off over priced biltong? There is ONE café, (not plural) and it is not open on Sundays. There is no medical centre, a bus ride into Lane Cove is nearest.
d. Crime underplayed, Lane Cove North is suffering from increased number of thefts, this is downplayed as non-serious crime in the SSI, however it is clearly above the Lane Cove avg, comparing to other areas in NSW is misleading and it would be fair to look at the rate increase over the last two years. Our block has suffered numerous thefts in recent months and majority are people entering the carpark as the garage door is closing at night. This development site would be directly opposite the garage door to my building.
e. Expected age of residents. At the community consultation we have been told this social housing is most likely for elderly women needing one bedrooms, yet the extensive childcare reports, plus the predicted future population does not reflect this.
f. The traffic congestion downplayed, often waiting to leave the building at peak hour as I cannot even turn from the parking lot onto Hatfield as Mowbray Rd traffic lights preventing it. The suggestion that development wont cause significant congestion as primary access it would be directed onto Hatfield ( directly opposite our car park entrance) is again downplayed as it would significantly worsen this.
g. The SSI has made up social benefits such “strengthening ties in the community” because a communal space (note – for residents only) is next door to a kids playground. How this is included in good conscious in a supposedly unbiased document
In all, the existing residents way of life being adversely impacted and the risk to the nature of this neighbourhood has all been downplayed in the SSI.

This development plan is going to cause huge adverse impact on the neighbourhood. It is not only just affecting the residents but also directly affect the students of Mowbray Rd Public School, which is only metres away from this site. Students and parents pass and parking this proposed block daily. Some residents living there may cause disturbence and potential risk to the pupils.
The vast area of public housing in this street, will bring down the value of the nearby properties. Less high quality owners and tenants would like to live nearby, this will cause economic loss to owners and investors.
I strongly object the development plan. It should not be built at the costs of the neighbors and the school.

This will no doubt dramatically decrease the value of properties around that area. That's too bad! Also, the Mowbray Public School is just opposite, and with these many on Centrelink welfare population living so close to this primary school, it is definitely a potential risk and bad influence to the pupils studying in school. So this development proposal is a huge mistake!

I am writing to express my concerns about the proposed redevelopment in our neighborhood at 618 Mowbray Road, Lane cove north, 2066, particularly in light of several factors that could significantly impact our community's quality of life.

As you may know, our neighborhood is home to Mowbray Public School, a primary school that serves many young families. The introduction of new developments on the exact opposite side and close proximity to the school raises concerns about the potential increase in traffic, parking challenges, and overall safety for the children who attend the school. The already limited parking options are likely to be further strained, which could lead to dangerous situations during school drop-off and pick-up times.

Additionally, our neighborhood has recently experienced an uptick in crime rates. The influx of new residents and businesses could exacerbate this issue if not carefully managed. Furthermore, our neighborhood already boasts a vibrant mix of establishments, and it is important to ensure that any new development does not overwhelm or detract from the existing community fabric. While I understand the need for growth, it is crucial that this development is balanced and takes into account the character of our neighborhood.

I feel the project as its current plan/status is not ideal for our community.
The fact that the entire building is for either affordable or social is a different set up from buildings around the area (most of buildings have a few units for social or affordable situation). Additionally, the project has very few residents parking slots will create lots of issues in the limited street parking available.
Lastly, the issue of Lane Cove North has very few restaurants/cafes/etc, not to mention social services or medical facilities, will generate the overpopulation of the area continue being 'hostages' of surrounding neighbourhoods, impacting the traffic and scarce public transport on Mowbray Road.
