Message
The Novus project, especially after the 2nd modification will dramatically worsen the overshadowing problem and lack of greenery along Hassall Street and in the Parramatta CBD in general caused by high rise developments on small plots of land. Should the developers of Novus wish to build towers on that block, they should instead consolidate the block with those further South along Hassall Street to create a single integrated proposal such as that currently being built on the site of the former Rowland Hassall School across the road that is further set back from the street and surrounding buildings and offers real amenities for residents.

The plan for population growth in Parramatta is to double by 2041. ~20k people now to 40k people in 2041. Is this building the last one that is needed or are we going to tear some detached houses down and build more?

Message
Parramatta has already been over-developed, becoming the highest density city in Australia. There is no shortage of rental units in this area at much cheapter prices comapred to City and many other suburbs. If this development is to target working classes such as nurses and policemen, there is no foreseable advantages than the existing apartments which are adequate and affordable to rent. This new development will add a lot of burden to the already crowed transport, green spaces, environment and community. I saw the construction has already started, a lot of noises and dusts from the building site. Therefore, I strongly object this development.

I strongly object to the proposed construction near my home. This development would place undue strain on the local infrastructure, including the water supply, sewage systems, and electricity networks, which are already stretched thin. The addition of so many new residents and businesses would significantly increase traffic congestion on local roads, already at capacity during peak hours, and could create further parking issues, with overflow spilling into residential streets. The towering structure would drastically alter the character of our neighborhood, which is already currently made up of low- to mid-rise buildings, and would overshadow existing homes, negatively impacting the area’s aesthetic and social fabric. Additionally, the environmental impact would be considerable, with green spaces likely to be lost, and increased energy consumption and waste generation placing further strain on resources. The introduction of such a high-density development could also lead to overcrowding, diminishing the quality of public amenities and making local parks, libraries, and community centers harder to access for long-time residents. Moreover, the height and scale of the building would reduce privacy and sunlight for surrounding homes, likely lowering property values in the process. While development is necessary for growth, this project is simply too large for this area and would significantly detract from the quality of life for current residents. I urge reconsideration of the proposal or a more suitable location that can handle this level of development without negatively impacting the community.
